MINUTES: The Minutes of April 14, 1965, were accepted as transcribed. DIVISION OF LAND NO 65-6 Applicant: The Presbytery of Los Angeles To allow a division of land into two separate parcels. Located on the east side of Cannery Street and on the south side of Adams Avenue and legally described as,: Parcel 1:. The NIly 444.76 feet of Lot 82, Tract 4284. Parcel 2: The SIly 260 feet of Lot 82, Tract 4284. .The hearing was opened to the public; there being no comment, the hearing was closed. A MOTION WAS MADE BY HARLOW AND SECONDED BY DAY TO APPROVE DV 65-6 WITH THE FOLLOWING CONDITIONS: 1. Adams Avenue and Cannery Street shall be fully improved to City Standards at the time of development. Improvements shall include street trees and street lights. 2. Drainage of the property shall be approved by the Depart- ment of Public Works. 3. The property shall participate in the local drainage assessment district. 4. Block walls shall be constructed to City Specifications along the south and east property lines of Lot 82 at time of construction. The hei ht of said wall shall be such that the top will be six 6) feet above the highest ground surface within twenty (20) feet of the common property line of said lot. 5. The Division of Land shall not be effective until an agreement is signed and recorded agreeing to the conditions listed above. ROLL CALL VOTE: AYES: Mandrell, Day, Harlow. NOES: None. ABSENT: None. THE MOTION CARRIED. DIVISION OF LAND NO 65=5 - Continued Applicant: Dorothy Lamb To allow the division of land into four separate parcels. Located at the southeast corner of Cannery Street and Garfield Avenue and legally described as: Parcel 1: The NWT, NWk, Section 6-6-10; excepting therefrom the NIly 819 feet of the Wily 694 feet thereof. Parcel 2: The North 210 feet of the West 214 feet of the WZ, NWk, Section 6-6-10. Parcel 3: The North 540 feet of the West 694 feet of -1- 4/21/65 Page #2, Minutes: April 21, 1965 the Wk, NWk, Section 6-6-10; excepting therefrom the North 210 feet of the West 214 feet of said land. Parcel 4: The North 819 feet of the West 694 feet of the WZ, NW4j Section 6-6-10; excepting therefrom the North 540 feet thereof. The hearing -was opened to the public. Mr. Ralph Allen, agent for the appli- cant, addressed the Board and stated that he had no objections to the conditions of approval as presented. There being no further comment, the hearing was closed. Board discussion was held. A MOTION WAS MADE BY DAY AND SECONDED BY HARLOW TO APPROVE DV 65-5 WITH THE FOLLOWING CONDITIONS: 1. Cannery Street and Garfield Avenue shall be dedicated to City Standards. 2. Cannery Street and Garfield Avenue shall be fully improved to City Standards at time of development. Improvements shall include street trees, street lights and street signs. 3., All streets shall conform to City of Huntington Beach Standards. Master Plan of Arterial Street and Highways Standards shall apply where applicable. Street sections shall be determined by soil "R" value and traffic index. 4. The property shall participate in the local drainage assessment district at time of development. 5. The Division of Land shall not be effective until an agree- ment is signed and recorded agreeing to the conditions listed above. - ROLL CALL VOTE: AYES: Mandrell, Day, Harlow. l NOES: None. USE PERMIT NO 65-4 ) Continued AREA VARIANCE NO 65-10) Continued Applicant: Paul Calvo To permit the construction and operation of a restaurant in the C-4 Highway Commercial District. Also to allow an 8 foot setback from property line in deviation to the required 50 foot setback on Main Street and a 10 foot set- back from property line in deviation to the required 80 foot setback on Ellis Avenue. Located at the northwest corner of Ellis Avenue and Main Street and legally described as that portion of the South 125.00 feet of the East 348.48 feet of the SE 4, NEk, Section 35-5-11. Further legal description on f ile in the Planning Department Of f ice. A letter submitted by Mr. Calvo was read asking that this case be continued until the meeting of April 28, 1965. A MOTION WAS MADE BY MANDRE LL AND SECONDED BY DAY TO APPROVE THE REQUEST OF THE APPLICANT TO CONTINUE THE HEARING ON UP 65-4 AND AV 65-10 TO APRIL 28, 1965, WITH THE STIPULATION THAT A REVISED PLOT PLAN BE SUBMITTED NO LATER THAN 12:00 A.M., TUESDAY, APRIL 27, 1965.
