BOARD MEMBERS PRESENT: John Mandrell, Herbert Day, Richard Harlow.
BOARD MEMBERS ABSENT: None.
MINUTES: The minutes of June 2, 1965 and June 9,1965
were accepted as transcribed.
AREA VARIANCE NO. 65-40
Applicant: Montgome a & Stellrecht
To allow the construction
of two duplex dwellings in the A-1-X General Agrucultural District
to encroach to within 10 ft.'of the rear property line in
deviation to the required 15 ft. rear.yard setback and to allow
a 24 ft. front yard betback,in,deviation to the required 25 ft.
Located on the south side of Sycamore Avenue, 67.71 ft. west of
Elm Street. Legally described as: Parcel 2: The west 62.65
ft. of the east 130.36 ft. of Lot 1, Block B, Tract 436, and
Parcel 3: The west 63.64 ft. of the east 193.00 ft. of Lot 1,
Block B. Tract 436.
The hearing was opened to
the audience; there being no further comment the hearing was
closed.

A MOTION WAS MADE BY
MANIDRELL AND SECONDED BY DAY TO APPROVE AV NO. 65-40 SUBJECT
TO THE FOLLOWING REASONS:
1. All conditions of approval of Division of Land No. 242
shall be complied with.
2. All garages shall be setback 22 feet from ultimate street
right-of-way.
ROLL CALL VOTE:
AYES: Mandrell, Day, Harlow.
NOES: None.
ABSENT: None.
THE MOTION CARRIED.
AREA VARIANCE NO. 65-41
Applicant: Parco Construction Co., Inc.
To permit the conversion
of an existing garage into a room addition and allow an attached
garage to be built on the front of the residence. Located
in the R-1 Single Family Residence District on the west side
of Victoria Lane, and approximately 425 ft. south of the intersection
of Oxford Drive and Victoria Lane. Legally described as Lot 48,
Tract 3890 or 15221 Victoria Lane.

A MOTION WAS MADE BY DAY AND SECONDED
BY HARLOW TO APPROVE AV NO. 65-41 FOR THE FOLLOWING REASONS:
1. The proposed garage is set back the same as the existing
garage.
2. The garages for other lots in the area have the same
setback.
ROLL CALL VOTE:
AYES: Mandrell, Day, Harlow.
NOES: None.
ABSENT: None.
THE MOTION CARRIED.
AREA VARIANCE NO. 65-42
Applicant: Leslie G. & Ruth H. Anderson - Dona Hyde
To allow the addition•,of a structure
18 z ft . ' byti 19 ft to encroach to - within• 11-- ft. of the rear
property line in deviation to the required 20 ft. rear yard
setback. Located on the north, side of Snowbird Drive
approximately 120 ft; west of Farnsworth Lane. Legally
described as Lot 44 of Tract 4409 or 8201 Snowbird Drive.
The hearing was opened to the
audience.
Mr. Anderson, the applicant, explained
the reasons for the request.
There being no further comment, the
hearing was closed.

BY MANDRELL TO APPROVE AV NO. 65-42 FOR THE FOLLOWING REASONS:
1. The request complies with the intent of the ordinance.
2. There will be adequate yard area remaining.

NOES: None.
ABSENT: None.
THE MOTION CARRIED.
