MINUTES: The Minutes of July 28, 1965 and August 4, 1965, were accepted as transcribed. AREA VARIANCE NO. 65-60 Applicant: Mr. & Mrs. C. L. Truxel To permit the construction of an addition to the main dwelling to encroach to within 4 ft. of the interior side property line in deviation to the required 5 ft. side yard setback in the R-2-0 Two Family Residence District combined with oil production. Located on tYe,.West side of Huntington Avenue, 27 ft. south of Hartford Street. Legally described as Lots 8, 9, and a 19 ft. portion of Lot No. 7, Block 702 of the Vista Del Mar Tract. The hearing was opened to the audience. Pete Peterson, representing the applicant, pointed out various facts about the request and answered questions asked by the Board. Mr. Peterson further stated that the carport would be used as an arbour and was not intended to be a substitute for the existing garage. There being no further comment, the hearing was closed. Board discussion followed. It was noted that the existing house has a 4 ft. side yard setback and this request would not cause further encroachment into the existing setback. A MOTION WAS MADE BY HARLOW AND SECONDED BY MANDRELL TO APPROVE AV NO. 65-60 FOR THE FOLLOWING REASONS: 1. The existing house has a 4 ft. side yard setback. 2. There are numerous buildings in the area which have 4 ft. side yard setbacks. ROLL CALL VOTE: AYES: Mandrell, Ferguson,- Harlow. NOES: None. ABSENT: None. THE MOTION CARRIED. AREA VARIANCE NO. 65-61 Applicant: Alco-Pacific Construction Co. To permit a waiver of minimum front yard and rear yard setback requirements on specific lots in Tract No. 5601. Located on the northwest corner of Slater Avenue and Edwards Street. Legally described as Lots 2, 531 6, 103, 16, 19, 23, 26, 30, 425,435 44, 46; 47;, 48-, 542 579 582 59, 60, 61, 62, 639 71-77 of Tract 5601. Board of Zoning Adjustments Wednesday, August 11, 1965 It was noted that Lots 2, 10, 161, 192 26, 302 42, 542 63, and 77 were the only lots needing this variance. There being no further comment, the hearing was closed. Board discussion followed. A MOTION WAS MADE BY MANDRELL AND SECONDED BY HARLOW TO APPROVE AV NO. 65-61 WITH THE FOLLOWING CONDITIONS: 1. The garages shall have side entry. 2. An Ordinance is in the process of being prepared to allow this type variation in the front yard setback on 25% of the lots on a block. ROLL CALL VOTE: AYES: Mandrell, Ferguson, I Harlow. NOES: None. ABSENT: None. THE MOTION CARRIED. USE PERMIT NO. 65-16 Applicant: T. V. Talbert Corp. To allow a building to be used for commercial purposes -on property located approximately 140 ft. north of Adams Avenue.on the east side of Florida Street. Legally described as the north 140 ft. of the west 125 ft. of Block 1707, East Side Villa Tract. The hearing was opened to the audience ; there being no comment, the hearing was closed. followed. Lengthy Board discussion A MOTION WAS MADE BY MANDRELL AND SECONDED BY FERGUSON TO APPROVE UP NO. 65 -16 SUBJECT TO THE FOLLOWING CONDITIONS AS REVISED. 1. The application for a building permit shall describe all that property owned Ly the applicant or a division of land shall be applied for by the applicant and approved by the Board. 2. Florida Street and Adams Avenue shall be fully improved to City Standards. Improvements shall include street trees,street lights, and street signs. 3. All streets shall conform to City of Huntington Beach Standards. Master Plan of Arterial Street and Highways Standards shall apply where applicable. Street sections shall be determined by soil "R" value and traffic index. 4. Water supply shall be through the City of Huntington Beach's water system. 5. Street signs shall be provided at street intersections to Department of Public Works Standards. 7. Drainage of the property shall be approved by the Department of Public Works. 8. Retaining walls shall be provided where there is a difference in elevation of one (1) foot between adjoining lots and lots abutting City right• -of -way. 9. The water, sewer, and fire hydrant system shall be approved by the Department of Public Works and Fire Department. 10. Off-street parking facilities including landscaping, number, arrangement, access, paving; and striping of all parking spaces shall meet all adopted ordinances and the latest adopted Planning Commission Standards. 11. No structures, other than those shown on the approved plot plan shall be constructed within -the project. ROLL CALL VOTE: AYES: Mandrell, Ferguson, Harlow. NOES: None. ABSENT : None.
