BOARD MEMBERS ABSENT: None.
MINUTES: The Minutes of September 22, 1965 were
accepted as transcribed.
USE PERMIT NO. 65-18
Applicant - Edwin & Joann Koll
To allow the construction
of 56 apartment units in the R-3-0 Limited Multiple Family
Residence District combined with oil production. Located south
of Nashville Street and west of Delaware Avenue. Legally
described as Lots 11 and 12, Watson's Addition, Huntington
Beach Tract.
The hearing was opened to
the audience.
Mr. Boll, the applicant,
explained his request to the Board. He stated that his plans_%
had been reivised to comply with the City's Standard Requirements.
Discussion followed
pertaining to the height of the buildings, dimensions -of the
parking stalls, lot lines and the 25 ft. corner cut-off.
Mr. Koll objected to the
condition of requiring a 25 ft. X 25 ft. corner cut-off for the
second story of the building inasmuch as it was above the 7 ft.
limit established by ordinance.
Mr. Harlow stated that
the ordinance was established to keep buildings back from a
public street. Therefore, the corner,utt-off should be maintained
for all portions of the main building.

1. Delaware Street and Memphis Avenue shall be dedicated to
City Standards. Said dedication shall include a 30 ft.
property line radius where Delaware Street intersects
with Nashville Avenue and Memphis Avenue.
2. Delaware Street, Memphis Avenue, and Nashville Avenue
shall be fully improved to City Standards. Improvements
shall include street trees, street lights, and street
signs.
3. All streets'shall conform to City of Huntington Beach
Standards. Master Plan of Arterial Street and Highways
Standards shall apply where applicable. Street sections
shall be determined by soil "R" value and traffic index.
4. Water supply shall be through the City of Huntington
Beach's water system.
5. Sewage disposal shall be through the City of Huntington
Beach's sewage system.
6. Drainage of the property shall be approved by the
Department -of Public Works.
7. Retaining walls shall be provided where there is a
difference in elevation of one (1) foot between adjoining
lots or lots abutting City right-of-way.
8. Preliminary and final soil reports shall be submitted by
an approved private soils engineer to the City prior
to issuance of building permits.
9. All utilities shall be installed underground.
10. A plan specifying trash pick up areas shall be submitted
to the Department of Public Works for approval.
11. The water, sewer, and fire hydrant system shall be approved
by the Department of Public Works and Fire Department.
12. Off-street parking facilities including landscaping,
number, arrangement, access, paving, and striping of all
parking spaces shall meet all adopted ordinances and the
latest adopted Planning Commission Standards.
13. A masonry wall shall be constructed along the west
property line to City Standards. Said wall shall be
reduced to 42 inches within the front 10 feet on
Memphis and Nashville Avenues.
14. There shall be no fence, structure, or landscaping constructed
or maintained over 316 feet high within a 10 ft. X 10 ft.
triangular area at the intersection of driveways and
streets or within a 25 ft. X 25 ft. triangular
area at the intersection of streets.
15. No structures, other than those shown on the approved
plot plan, shall be constructed within the project.
16. The existing oil wells shall be abandoned to State
Standards.
17. On -street parking spaces 8, 91 20, and 21 shall be
relocated to allow for the standard curb return.

DIVISION OF LAND NO. 65-24
Applicant - Edwin and Joann Boll

of Land into 4 separate parcels. Located south of Nashville
Street and west of Delaware Avenue in the R-3-0 Limited Multple
Family Residence District combined with oil production.
Legally described as Lots 11 and 12, Watson's Addition,
Huntington Beach Tract.
The applicant reviewed
the suggested conditions of approval -'.with the Board.

DAY AND SECONDED BY MANDRELL TO APPROVE DIVISION OFIAND
NO. 65-24 SUBJECT TO THE FOLLOWING CONDITIONS:
