BOARD MEMBERS PRESENT: John Mandrell, Herbert Day,
Richard Harlow.
BOARD MEMBERS ABSENT: None.
AREA VARIANCE NO. 65-80
Applicant - Huntington Harbour Corporation
To allow the reduction of the front--- -
setback line from 15 ft. to 10 ft. on one third of the
lots within a block. Located in Tract 5050 and legally
described as Tract 5050.
The hearing was opened to the
audience; there being no comment, the hearing was
closed. Board discussion followed.
A MOTION WAS MADE BY DAY AND SECONDED
BY HARLOW TO APPROVE AV NO. 65-80 SUBJECT TO THE FOLLOWING
CONDITIONS:
1. The variance shall apply to /3 of the lots on a block,
except corner lots.
2. A revised plot plan shall be submitted to the Board
for approval showing the lots upon which said
reduction is proposed.
ROLL CALL VOTE:
AYES: Mandrell, Day, Harlow.
NOES: None.
ABSENT: None.

AREA VARIANCE NO. 65-81 -
Applicant - Voorheis-Trindle-Nelson, Inc. -�
To allow two knuckle lots to be less
than 60 ft. wide at the 20 ft. setback line; and, to
allow a corner lot to be less than 65 ft. wide at the
rear property line. Located on the southeast corner -of --
Yorktown Avenue and Cannery Street in Tract 6079.
Legally described as Lots 43, 44, and 65 of Tract No.
6079.
The hearing was opened to the -
audience.
Ralph Van Buskirk, representing the
applicant, explained the request to the Board. -He stated
that they tried to alter lot lines to conform to the 60 ft.
minimum lot widths but were unsuccessful.
John Mandrell, stated that this

Mr. Van Buskirk
stated that the developer could not afford to lose a lot.
It was noted that the
request pertaining to the corner lot seemed reasonable but there
was not sufficient justification for the reduction on the
two cul-de-sac-lots.
Herbert Day stated that
he could find no hardship or -reason for approving the request.

It was noted that the
ordinance requires 60 ft. lot frontage measured at the 15 ft.
setback line but the Planning Commission through policy
statement, reduced this requirement by allowing the lot
frontage to be measured 20 ft. back from property line.

65, BUT TO DENY THE REQUEST ON LOTS 43 AND 44 FOR THE AFORE-
MENTIONED REASONS.

USE PERMIT NO. 65-19 - Continued
Applicant - Rhea Mae Sayre
To allow the construction
of an 8 unit apartment building and attached garages in the
R-3 Limited Multiple Family Residence District. Located on
the south side of Stark Street, approximately 200 ft. west
of Beach Boulevard. Legally described as Lot 88 of Tract 417.
The hearing was opened
to the audience; there being -no comment, -the hearing was
closed.

THE FOLLOWING REASONZJ :
1. The Plot Plan did not conform to all provisions of the--, ~-

MISCELLANEOUS:
AREA VARIANCE NO. 65-77
A letter from Mr. J. T. Hyepock
was read tp the Board by Richard Harlow, pertaining
to Conditions of Approval #1 and #2 of AV 65-77-
It was the consensus of the Board,
upon the recommendation of the Department of Public Works,
that street improvements should not be required at this time
due to conflicts with private water system facilities. -
Thus, the situation could best be handled by an -
assessment district.
THERE BEING NO FURTHER BUSINESS
TO COME BEFORE THE BOARD A MOTION WAS MADE BY MANDRELL
AND SECONDED BY DAY TO ADJOURN.
