BOARD MEMBERS ABSENT: None. MINUTES: The Minutes of October 27, 1965 and November 3, 1965 were accepted as transcribed. AREA VARIANCE NO. 65-84 Applicant - Sidney E. Aldous To allow one wing of the main dwelling, 21 ft. 5 in. in width to encroach to within 10 ft. of the rear property line in deviation to the required 20 ft. rear yard setback in the R-1 Single Family Residence District. Located on the northeast corner of Shayne Drive and Gentry Lane and legally described as Lot 30, Tract 5786. The hearing was opened to the audience, there being no comment, the hearing was closed. Board discussion followed. A MOTION WAS MADE BY HARLOW AND SECONDED BY MANDRELL TO APPROVE AV NO. 65-84 FOR THE FOLLOWING REASONS: 1. The addition will have a rear yard setback -of 10 ft. 2. There will be adequate rear and side yard remaining after construction of the addition. ROLL CALL VOTE: AYES: Mandrell, Day, Harlow. NOES: None. THE MOTION CARRIED. AREA VARIANCE NO. 65-85 Applicant - Harry W. Quine To allow completion'of an existing house and garage having 1) A 3 ft. side yard in deviation to the required 5 ft. side yard setback and 2) A 9 ft. wide driveway in deviation to the required 10 ft. in the R-1,Single Family Residence District. Located on the west side of Roosevelt Avenue 990 ft.'_north of - -'" Warner Avenue and legally described as the southerly 66.00 ft. of the northerly 330.00 ft. of the easterly 166.00 ft. of Lot 2 in Block 5 of Tract No. 86. The hearing was opened to the audience. Richard Harlow read a letter recommending approval of AV 65-85 from a Mr. Joe Evans, the adjoining property owner. explained the request to the Board. Board of Zoning Adjustments Wednesday, November 10, 1965 He noted that the buildings in question have been partially completed for approximately 11 years and that his request is to make them suitable for occupancy. the hearing was closed. There being no other comment, Board discussion followed. A MOTION WAS MADE BY DAY AND SECONDED BY HARLOW TO APPROVE AV NO. 65-85 FOR THE FOLLOWING REASONS: 1. The building has been in a state "of partial`__ completion for 11 years. - 2. This variance will improve -.the appearance of the property and the surrounding area.- 3. The neighbor abutting the subject property is agre- eable to the 3 ft. side yard. ROLL CALL VOTE: AYES: Mandrell, Day, Harlow NOES: None. ABSENT: None. THE MOTION CARRIED. DIVISION OF LAND NO. 65-26 Applicant - Ross Cronk To allow a division of land into 4 separate parcels. Located ont,thelsouth.- side of Slater Avenue and 265.73 ft. west of Newland Street and legally described as a portion of the N16 of the SW/4 of Section 25-5-11. Further legal description on file in the Planning Department Office. Mr. Cronk, the applicant, explained his request and asked that Condition #9 be deleted. His reason: would cause the loss of one lot. He further added that he plans to construct four R-1 dwellings, and that the loss of a lot would make his project ccoriomically unfeasible. Discussion followed pertaining to Condition #9 and the possibility of constructing - a common•..driveway. John Mandrell stated that he felt the alley required by Condition #9 was the only acceptable means of providing access to the homes. There being no further comment, the hearing was closed. Board discussion followed. A MOTION WAS MADE BY MANDRELL AND SECONDED BY HARLOW TO APPROVE DV NO. 65-26 UPON THE FOLLOWING CONDITIONS: -2- 11/10/65 Page No. 3 Minutes: H. B. Board of Zoning Adjustments Wednesday, November 10, 1965 1. Slater Avenue shall be dedicated and fully improved to City Standards. Improvements shall include street trees and street lights. 2. All streets shall conform to City of Huntington Beach Standards. Master Plan of Arterial Street and Highways Standards shall apply where applicable. Street sections shall be determined by soil "R" value and traffic index. 3. Water supply shall be through the City of Huntington Beach's water system. 4. Sewage disposal shall be through the City of Huntington Beach's sewage system. 5. Drainage of -the property shall be approved by the Department of Public Works. 6. The property shall participate in the local drainage assessment district.. 7. Retaining walls shall be provided where there is a difference in elevation of one (,l) foot between adjoining lots or lots abutting City right-of-way. 8. Preliminary and final soil reports shall be submitted by an approved private soils engineer to the City prior to issuance of building permits. 9. A 20 ft. wide alley shall be provided to City Standards along the west and south property line. 10. The Division of band shall not be effective until an agreement is signed and recorded agreeing to the conditions listed above. ROLL, CALL VOTE: AYES: Mandrell; Day, Harlow NOES: None. ABSENT: None.
