BOARD MEMBERS PRESENT: John Mandrell, Herbert Day, Richard Harlow. BOARD MEMBERS ABSENT: None. AREA VARIANCE NO. 65-86 Applicant - Albert M. Galvin To allow one wing of the main dwelling 23.5 ft. in width to encroach to within 14 ft. of the rear property line in deviation to the required 20 ft. rear yard setback in the R-1 Single Family Residence District. Located at 19361 Joice Lane. Legally described as Lot 92 of Tract 4743. The hearing was opened tothe audience. Jack Fabian, President of the Huntington Beach Homeowners Association of the subject tract stated that he received several phone calls in favor of the request. He further added that there would not be any windows overlooking the rear of the property and that the architecture of the structure would be similar to the dwelling. Mrs. Flemming, an abutting property owner, spoke in favor of the request. explained the request. the hearing was closed. Mr. Galvin the applicant, There being no further comment, Board discussion followed. Herbert Day explained the ordinance affecting structures built in the rear yard area. A MOTION WAS MADE BY DAY AND 'vSECONDED BY HARLOW TO APPROAV NO. 65-86 FOR THE FOLLOWING REASONS: 1. There will be sufficient rear yard remaining. 2. The request is in substantial conformance to the Code. 3.0 Similar requests of this nature have been granted by the Board. ROLL CALL VOTE: AYES: Mandrell, Day, Harlow. NOES: None. ABSENT: None. THE MOTION CARRIED. AREA VARIANCE NO. 65-87 Applicant - George Bowers To allow an attached garage to (1) encroach to within 5 ft. of the rear property line in deviation to the required 20 ft. and (2) a 5 ft. driveway entered directly from the street in deviation to the required 22 ft. in the R-1 Single Family Residence__ v District. Located on the north side of Sail Circe l n east of Beach Boulevard. Legally described as Lot 39 of Tract 4649. -1- I1/24/65 Page No. 2 Minutes: H. B. Board of Zoning Adjustments Wednesday, November 24, 1965 The hearing was opened to the audience. Mr. Bowers, the applicant, explained his request to the Board. 'Mr. Vanderford and Mr. De Cola, representing the applicant, offered to answer any questions. Richard Harlow stated that the setback shown on the plan for the garage was inadequate. Herbert Day submitted a plot plan of the subdivision in which the subject lot was located. He stated that all of the garages in the area had a 20 ft. setback for garages entered directly from a street. Further discussion followed pertaining to parking space deimensions. Mr. Bowers requested that this variance be approved because it would improve the aesthetic value of the property and the surrounding area. John Mandrell, explained the intent of the Code pertaining to rear yards and straight in driveways. There being no further comment, the hearing was closed. Board discussion followed. A MOTION WAS MADE BY HARLOW AND SECONDED BY MANDRELL TO APPROVE AV NO. 65-87 SUBJECT TO THE FOLLOWING CONDITIONS: 1. The straight in driveway shall have a length of not less than 20 ft. 2. The rear yard setback shall be no less than 10 ft. FOR THE FOLLOWING REASONS: 1. There will be sufficient rear yard remaining. 2. The request is in substantial conformance to the Code. 3. Similar requests of this nature have been granted by the Board. ROLL CALL VOTE: - AYES: Mandrell, Day, Harlow. NOES: None. ABSENT: None. THE MOTION CARRIED.
