MINUTES: The Minutes of December 15, 1965, meeting
were accepted as transcribed. -
AREA VARIANCE NO. 65-91
Applicant - David L. Meyer
To allow one wing of the
main dwelling to encroach to within 10 ft. of the rear property
line in deviation to the required 20 ft. rear yard setback in
the R-1 Single Family Residence District. Located on the
east side of Bolero Lane, approximately 1000 feet north of
Finisterre Drive legally described as Lot 55A, Tract-5264.
The hearing was opened
to the audience, there being no comment, the hearing was
closed.
Board discussinn followed.
A MOTION WAS MADE BY
DAY AND SECONDEDjBY HARLOW TO APPROVE AV NO. 65-91 FOR THE
FOLLOWING REASONS:
1. The -request is in substantial conformance -to the Code.
2. The rear yard that is being encroached upon is being
substituted in the side yard area.
3. There will be sufficient yard area remaining.
4. The rear yard setback will be 10 ft.
ROLL CALL VOTE:
AYES-: Spencer, Day, Harlow.
NOES: None.
ABSENT: None.

DIVISION OF LAND NO. 65-32
Applicant - Golden West Industrial Parks, Inc.
To allow a division
of land into.two separate parcels. Located on the east side
of Gothard Streetl%appr_oximately 500 feet south of -Edinger
Avenue and legally described as follows: Parcel 1: Lot 2,
Tract No. 4064•and the N'ly 14.43 ft. of -,Lot 3.of said Tract.
Parcel II : _,-'Lot-. 3_, Tract.14064 excepting- therefrom; the -�N' ly
14.43 ft. of Lot 3 of said Tract.
Mr. McDonald representing
the applicant, reviewed the suggested conditions of approval.
Charles Spencer explained
the reason for the requirement of street trees and street
lights.
Herbert Day suggested -
that a condition should be added to require underground
utilities.

Mr. McDonald suggested that the
utilities should only be required to be installed underground
within 125 feet of_a street and beyond that point overhead
utilities should be allowed.
Further discussion followed

It was noted that at the time
Tract 4064 was originally subdivided, the installation
of underground utilities was not a requirement of the City.
Mr. McDonald stated that the poles
were already up along the west and rear property lines.
Further discssion followed.
Richard Harlow suggested that the
Board approve the request with the condition for underground
utilities, and if further investigation warranted it the
condition could be deleted.
Mr. McDonald found this
acceptable.
A MOTION WAS MADE BY HARLOW
AND SECONDED BY SPENCER TO APPROVE DV NO. 65-32 SUBJECT
TO THE FOLLOWING CONDITIONS:
1. Gothard Street shall be fully improved to City Standards.
Improvements shall include street trees and street lights.
2. All streets shall conform to City of Huntington Beach
Standards. Master Plan of Arterial Streets and Highways
Standards shall apply where applicable. Street sections
shall be determined by soil "R" value and traffic index.
3. Water supply shall be through the City of Huntington Beach's
water system.
4. Sewage disposal shall be through the City of Huntington
Beach's sewage system.
5. A plan conforming to the grading ordinance shall be
submitted to the Department of Public Works for
approval.
6. Preliminary and final soil reports shall be submitted by
an approved private soils engineer to the City prior to
issuance of building permits.
7. A Record of Survey shall be filed in the office of the
County Recorder.
8. All utilities shall be installed,.und'epground.
9. The Division_ of.- Land shall not be 'effective intil an
agreement -is signed and recorded",agreeing tothe
conditions listed above.
