BOARD MEMBERS ABSENT: NONE. DIVISION OF LAND NO. 66-5 Applicant - Andrew L. Holtz, et al To allow a division. of land into two parcels -located at the N/E corner of.In- dianapolis Avenue and Cannery Street and legally described as Parcel #1, the south 623.40 ft. of the west 535.48. ft.. of the S/W/4 of the N/W/4 of Section 7-6-10. Parcel #2 the south 623.48 ft. of the west 1250+ ft. of the S/W/4 of the N/W/4 of Section 7-6-10, except the West 535.46 ft. thereof. The hearing was opened to the audience. or There being no one present to speak for /againstthe request, the hearing was closed. Board Discussion followed. It was noted that this Division of Land was a result of a condition of approval for Use Variance 885 which required the property on which the Catholic Church is located to be separated from the property owned by the applicant. A MOTION WAS MADE BY HARLOW AND SECONDED BY DAY TO APPROVE DIVISION OF LAND NO. 66-5 SUBJECT TO THE FOLLOWING CONDITIONS: 1. Cannery Street and Indianapolis shall-, dedicated and fully improved to City Standards at the time each parcel is developed. Improvements shall include street trees, street lights, street signs. 2.' All streets shall conform to City of Huntington Beach Standards. Master Plan of Arterial Street and Highways Standards shall apply where applicable. Street sections shall be determined by soil "R" value and traffic index. 3. Water supply shall be through theCity of Huntington Beach's water system. 4. Sewage disposal shall be through the City of Huntington Beach's sewage system. 5. The property shall participate in the local drainage assessment district at the time of development. 6. Preliminary and final soil reports shall be submitted by an approved private soils engineer to the City prior to issuance -of building permits. 7. A plan conforming to the grading ordinance shall be submitted to the Department of Public Works for approval prior to issuance of a building permit. 8. The flood control channel shall be fenced to Flood Control District Standards and City Standards. 9. All utilities shall be installed underground at the time of development. 10. The Division of Land shall not be effective until an agreement is signed and recorded agreeing to the conditions listed above. 375 Page No. 2 Minutes: H. B. AREA VARIANCE NO. 66-11 Applicant - Milt McCoy, DBA To allow -a rooff to be.' extended from the rear of an existing dwelling to be four feet wider than the maximum 25% of the width of the lot and to permit the rear yard setback to be a minimum of.10 feet located at 7622 Nancy Drive and legally described as Lot 42 of Tract 4213. The hearing was opened to the audience, there being no comment, the hearing was closed. Bcmjid discussion followed. A MOTION WAS MADE BY MANDRELL AND SECONDED BY DAY TO APPROVE AREA VARIANCE NO. 66-11 FOR THE FOLLOWING REASONS: 1. There is sufficient rear yard remaining. 2. The request is in keeping with the proposed code amendment previously-T initiated by the Planning Commission. ROLL CALL VOTE: AYES: MANDRELL, DAY, HARLOW. NOES: NONE. ABSENT: NONE. THE MOTION CARRIED. ELECTION OF OFFICERS - 1966 The Secretary stated that due to an over -sight -'the election of officers which was to be held during the February 23, 1966 meeting was over -looked and that the election should take place at this time. Pursuant to Section 2 of the By -Laws of the Board the election of officers was held. A MOTION WAS MADE BY DAY AND SECONDED BY HARLOW TO APPOINT MANDRELL CHAIRMAN. THE MOTION CARRIED.
