BOARD MEMBERS PRESENT: John Mandrell, Herbert Day, Richard Harlow.
BOARD MEMBERS ABSENT: None.
MINUTES: The minutes of Marhh 9, 1966, meeting
were accepted as transcribed.
AREA VARIANCE NO. 66-15
Applicant--Maddux Brothers
To allow -one wing -of a
single family dwellingg 32 ft. in width, to encroach to
within 14' 6" of the rear property line in deviation to the
required 20' rear yard setback located at 5031 Bludjay Cir.
and legally described as Lot 3 of Tract 3836.
The hearing was opened
to the -audience.
Mr. Blickos, manager
for Maddux Brothers gave reasons for the request.
Herbert Day stated that
the yard had the minimum dimension of 20' and that adequate
rear yard remained.

AND SECONDED BY MANDRELL TO APPROVE AREA VARIANCE NO. 66-15 FOR"
THE FOLLOWING REASONS:
1. There is adequate rear yard remaining.

Applicant - Maddu=-Brothers
To allow one wing of
a single family dwelling 23' 9" in width t6 encroach to
within 13' 6" of the rear Property line in deviation to the
required 20' rear yard setback. Located at 15952 Carrie
Lane and legally described at lot 77 of Tract 4276,
The hearing was opened
to the audience, there being no comment the hearing was closed.

HARLOW AND SECONDED BY MANDRELL TO APPROVE AREA VARIANCE NO.
66-16 FOR THE FOLLOWING REASONS:
1. The request is within the intent of the ordinance.
2. There is adequate rear yard remaining. .

DIVISION OF LAND:No. 66-7
Applicant - Gulf Oil Corporation
To allow a division of land into two
parcels being a portion of the Northwest quarter of the
Northeast quarter of Section 23-5-11. Further legal
description on file in the Planning Department.
The hearing was opened to the
audience, there being no one present to speak for or
against the request, the hearing was closed.
Board discussion followed.
A MOTION WAS MADE BY HARLOW AND
SECONDED BY DAY TO APPROVE DIVISION OF LAND 66-7 WITH THE
FOLLOWING CONDITIONS OF APPROVAL:
1. Edinger Avenue shall be dedicated to City Standards.
2. Edinger Avenue and Sher Lane shall be fully improved
to City Standards -at the time each parcel is developed.
Improvements shall include street trees, street signs,
and street lights. '
3. All streets shall conform to City of Huntington Beach
Standards. Master Plan of Arterial Street and Highways
Standards shall apply where applicable. Street sectionst
shall be determined by soil "R" value and traffic index.
4. Water Supply shall be through the City of Huntington
Beach's water system.
5. Sewage disposal shall be through the City of Huntington
Beach's sewage system.
6. The property shall Participate in the local drainage
assessment district at the time of development.
7. Preliminary and final soil reports shall be submitted by
an approved private soils -engineer to the City prior to
issuance of building permits.
8. A plan conforming to the grading ordinance shall be
submitted to the Department of Public Works for approval
prior to issuance of a building permit.,-
9. The City drainage channel shall be fenced to Department
of Public Works Standards.
10. All utilities shall at the time parcel #2 is developed
1 be installed underground at the time of development.
11. The Division of Land shall not be effective until an
agreement is signed and recorded agreeing to the
conditions listed above.
