BOARD MEMBERS PRESENT: John Mandrell, Herbert Day, Richard Harlow.
BOARD MEMBERS ABSENT: None.
MINUTES: The minutes of the March 16, 1966
meeting were accepted as transcribed.
USE PERMIT NO. 66-7
Applicant - Houser Brothers
To permit an addition
to an existing Mobile Home Park. Located east of Saybrook
Lane approximately 1500 feet south of Edinger Avenue and
legally dexcribed,as being a portion of the EYz of the NWA
of Section'20-5-1l.

A MOTION WAS MADE BY HARLOW
AND SECONDED BY DAY TO APPROVE -USE PERMIT -NO. 66-7 WITH THE
FOLLOMG CONDITIONS OF APPROVAL: - .
1. Saybrook -Lane and Monterey Drive shall be dedicated and
fully improved to City Standards. -Improvements shall
include street trees, street signs, and street-lights..-
2. All streets shall conform to City of-Huntington"Beach"
Standards. Master Plan -of Arterial Street -and Highways
Standards shall apply -where -applicable. Street sections
shall be determined by soil "R" value and traffic index.
3. Water supply shall be through the City of Huntington .
Beach's water system.
4. Sewage disposal shall be through the -City of Huntington
Beach's sewage system.
5. The property shall participate in the local drainage
assessment district.
6. Preliminary and final soil reports shall be submitted
by an approved private soils engineer to the City prior
to issuance of building permits, if required by the.
Building Dept.
7. A plan conforming to the grading ordinance shall be
submitted to the Department of Public Works for
approval prior to issuance of a building permit.
8. All utilities shall be installed underground.
9. The water, sewer, and fire hydrant system shall be
approved by the Department of Public Works and Fire Dept.
10. A masonry wall shall be constructed along the north,
south, and west_ property line. The height of said gall
shall be such; that -the -top will be six (6) feet above -
the "highest gvugnd surface within twenty (20) feet of
the common property line.
11. There shall be no parking at any time on driveways less
than 32 feet wide.

AREA VARIANCE NO. 66-17
Applicant - James Jones
To permit a garage which is
entered directly from a street to be set back 1216 feet from
propertey line in deviation to the required 22 feet setback
and to permit a 2nd story addition to the main dwelling to
encroach 15' into the required 20' rear yard setback. Located
on the west side of Ross Lane and the south side of Royer Circle
and legally described as Lot 30 of Tract 3506.
The hearing was opened to the audience,
there being no comment, the hearing was closed. .
Board discussion followed.
It was noted that the Planning
Commission had previously approved an area variance allowing
the rear yard to be treated as tao sideyardo.
A MOTION WAS MADE BY HARLOW AND
SECONDED BY MANDRELL TO APPROVE AREA VARIANCE NO. 66-17 WITH
THE FOLLOWING CONDITIONS:
1. The garage shall•be setback 22 feet from property line.
2. The rear yard setback may be reduced to 5 feet across the
entire rear of the lot. •
FOR THE FOLLOWING REASON:
1. The original area variance approved by the -Planning Commission
allowed the rear yard to be treated as a side yard and this
request will continue to treat the rear yard as a side yard.

AREA VARIANCE NO. 66-19
Applicant - Duke Sign Service
To allow a sign to be located 5' from
the side pnoperty line in deviation to the required 20' side
yard setback. Located at 727 Yorktown Avenue and legally
described as the west 245.00 feet of the south 232.00 feet
of the land comprising block 2507 of the East Side Villa Tract.
The hearing_ was opened--to,-the audience.
Elmer Child, owner -gave reasons for the
request.
Mr. Child explained that he operates
his business on a motel basis.
Dick Harlow stated that the.Huntington
Beach Ordinance.Code does not allow motels with a kitchen unit.
There being no further comment,
the hearing was closed.
Board discussion followed. It was
noted that there was no -.objection from the abutting 5roperty
owners.' -
A MOTION WAS MADE BY DAY AND SECONDED
BY MANDRELL TO APPROVE AREA VARIANCE NO. 66-19 WITH THE
FOLLOWING CONDITION:
1. The sign shall not advertize anything but the motel.

To permit the construction
of seven single family residences at the southeast corner of
Adams and,Brookhurst. Legally described as Lots 1 through 3,
and 34 through 37'of Tnetative Tract No. 5193.
The hearing was opened
to the audience.
Dave Andrews, representing
the applicant explained the reasons for the request. He stated
that Craig -Development Company wanted' to connect Lawson Lane
and Meredith Drive with a paved street but they were unable
to pave the street now without tearing it up later unless they
could install the sewer, water and gas lines. He further
stated that the gas company would not allow the gal line to
be installed until construction has started on the house.
John Mandrell asked the
applicant if he would object to the Tract map being recorded
within one year.
-There being -no further,
comment the hearing was closed-.

A MOTION WAS MADE BY MANDRELL
AND SECONDED BY HARLOW TO APPORVE USEPEERMIT NO. 66-8 WITH
THE FOLLOWING CONDITION:
1. Tract Map ,No. 5193 shall be recorded by March 23, 1967.
FOR THE FOLLOWING REASON:
1. Approval of the Use Permit will allow a paved_ street
- to be constructed, whichwwill connect Lawson Lane and
Meredith Drive, thereby providing for better traffic
circulation within the entire Tract.

DIVISION OF LAND NO. 66-8

To allow a division of Land
into four separate parcels, located on the north side of
Indianapolis Avenue, 489.8' east -of Cannery Street and legally
described as being a portion of the NW/4 of Section 7-6-10.

Robert Galloway, engineer for the
developer and Andrew Holtz, propebty owner discussed the
division of land with the Board.

A MOTION WAS MADE BY HARLOW AND
SECONDED BY DAY TO APPROVE DIVISION OF LAND NO. 66-8 WITH THE
FOLLOWING CONDITIONS:
1. Indianapolis Avenue shall be dedicated to City Standards.
2. Indianapolis Avenue shall be fully improved to City Standards,
at the time each parcel is developed. Improvements shall
include street trees, street signs, and street lights.
3. 411 streets shall conform to City of Huntington Beach
Standards. Master Plan of Arterial Street and Highways
Standards shall apply where applicable. Street sections
shall be determined by soil "R" value and traffic index.
4. -Water supply shall be through the City of Huntington Beach's
water system.
5. Sewage system shall be through the City -of Huntington Beach's
sewage system.
6. The property shall participate in the local drainage assessmeri
