HomeMy WebLinkAbout1966-04-27397 MINUTES HUNTINGTON BEACH BOARD OF ZONING ADJUSTMENTS Conference Room, City Hall Huntington Beach, California Wednesday, April 27, 1966 BOARD MEMBERS PRESENT: John Mandrsll, Herbert Day, Richard Harlow BOARD MEMBERS ABSENT: None. AREA VARIANCE NO. 66-27 Applicant - John J. Staudt, Jr. To allow a wing of the main dwelling 34 feet in width to encroach to within 10 feet of the rear property line in deviatinn to the required 20 foot rear yard setback. Located on the SE corner of Niguel Circle and legally described as Lot 8 of Tract 5251. The hearing was opened to the audience. Mr. Staudt, applicant presented plot plans, and introduced property owner Mrs. Mason. Mr. Staudt stated th6Lt-:• there would be more than 900 sq. ft. left in the rear yard area. Dick Harlow stated that the proposed ordinance will allow two separate yard areas, if each rea contains a minimum of 450 square feet. Mrs. Mason stated that the exterior side yard of the lot is enclosed with a fence which could also be oonsidered a part of the rear yard. There being no further bumment, the hearing. was closed. It was noted that the eexterior side yard is 15 feet wide which meets the minimum setback for a rear yard when abutting a street. Board discussion followed. A MOTION WAS MADE BY HARLOW AND SECONDED BY MANDRELL TO APPROVE AREA VARIANCE NO. 66-27 FOR THE FOLLOWING REASONS: 1. It is within the intent of the Ordinance. 2. The exterior side yardiis 15' wide. 3. There is sufficient rear yard remaining to satisfy the intent of the ordinance. ROLL CALL VOTE: AYES: MANDRELL, DAY, HARLOW. NOES: NONE. ABSENT: NONE.
