AREA VARIANCE NO. 66-31
Applicant - Robert Stellrecht
To allow a 16' setback for a garage
entered'directly from a street in deviation to the
required 22 foot setback. Located at 17651
Van Buren Street and legally described as Lot
9 of Tract 6073.
The hearing was opened
to the audience.
Dick Harlow stated that
it has not been City policy to allow garages
to locate closer than 22' to the front property:',
line.
The applicant explained his
plot plans and reasons for the request. He
stated that he would build a new garage, but
preferred to do it when he built an,additional
unit on the back of the lot. He further added
that this could not be done at the present
time because of the difficulty in getting fi-
nancing and requested a period of one year to
have the,garage constructed.
There being no further
comment, the hexing was closed.
A MOTION WAS MADE BY MANDRELL
AND SECONDED BY HARLOW TO APPROVE AREA VARIANCE
NO. 66-31 WITH THE FOLLOWING CONDITIONS:
1. A garage complying with all provisions of
the Huntington Beach Ordinance Code shall
be constructed by May 11, 1967 and a $2,000
bond shall be posted with the Building
Department guaranteeing completion of the
garage.
FOR THE FOLLOWING REASON:
1. The building is complete and the time is
necessary to finance and complete the new
building.
ROLL CALL VOTE:
AYES: MANDRELL, DAY, HARLOW.
NOES: NONE.
ABSENT: NONE.
THE MOTION CARRIED.
AREA VARIANCE NO. 66-32
Applicant - Robert Ross
To allow a detached accessory
building to be constructed 13 feet from the
front property line in deviation to the required
28 feet setback. Located at 16522 Mariana Cir.
and legally described as Lot 93, of Tract 4677.

The hearing was opened to the audience,
there being no comment, the hearing was closed.
Board discussion followed.
A MOTION WAS MADE BY DAY AND SECONDED
BY MANDRELL TO APPROVE AREA VARIANCE NO. 66-32 FOR THE
FOLLOWING REASONS:
1. The lot has an irregular shape and the side yard
serves as the rear yard.
2. The building can not --be removed to the rear of
the lot because of the slope.
3. It is screened with a 5' high fence.
4. There are no objections from the surrounding
property owners.

ASSENT: NONE.
THE MOTION CARRIED.
DIVISION OF LAND NO. 66-11
Applicant - William B. Ogden
To allow a division of land into two
separate parcels. Located onthe North side of Warner
Avenue approximately 380' east of Bolsa Chica Street
and legally described as a portion of Lots 3 and 4, Block
5 of Tract 86.
The hearing was opened to the audience.
Ron Winterburn representing the applicant,
explained reasons for the request and asked questions
concerning the Standard Conditions of Approval.
He also stated that a parcel map has
already been submitted to the Department of Public Works.
There being no further comment, the
hearing was closed.
Board discussion followed.
A MOTION WAS MADE BY HARLOW AND SECONDED
BY MANDRELL TO APPROVE DIVISION OF LAND NO. 66-11 WITH
THE FOLLOWING CONDITIONS :
1. Roosevelt Street shall be dedicated to City Standards.
2. Roosevelt Street shall be fully improved to City
Standards when Parcel #2 is developed. Improvements
shall include street lights, street trees, and street
signs.
3. Warner Avenue shall be dedicated and fully improved
to City Standards. Improvements shall include street
trees, street signs and street lights.
4. All streets shall conform to City of Huntington Beach
Standards. Master Plan of Arterial Streets and
Highways Standards shall apply where applicable.
Street sections shall be determined by soil "R"
value and traffic index. _
5. Water supply shall be through the City of Huntington
Beach's water system.
6. Sewage system shall be through the City of Huntington
Beach's sewage system.
7. The property shall participate in the local drainage
assessment district at the time of development.
8. Preliminary and final soil reports shall be submitted
by an approved private soils engineer from the edge

of such easement.
9. A plan conforming to the grading ordinance shall be
submitted to the Department of Public Works for approval
prior to issuance of a building permit. -
10. All utilities shall be installed underground at the time
of development.
11. The water, sewer, and fire hydrant system shall be approved
by the Department of Public Works and Fire Department.
12. A parcel map shall be processed and recorded.
13. The Division of Land shall -not be effective until an
agreement is signed and recorddd agreeing to the conditions
listed above.

THE MOTION CARRIED.
