BOARD MEMBERS ABSENT: None. MINUTES: The minutes of the April 20, 27 and Mai 4 and May 11, 1966 meetings were accepted as transcribed. DIVISION OF LAND NO. 66-12 Applicant - Millet King Corp. To allow a division of land into two separate parcels located at the southeast corner of Bolsa Avenue and Springdale Street, and legally.described as being a portion of the NW /4 of the NW/4 of Section 15-5-11. The hearing was opened to the audience. Jack King, representing the applicant questinned the suggested conditions of approval and asked if the flood control channel could be fenced at the time parcel 1 is developed. the hearing was closed. There being no further comment, Board discussion followed. A MOTION WAS MADE BY DAY AND SECONDED BY HARLOW TO APPROVE DIVISION OF LAND NO. 66-12 WITH THE FOLLOWING CONDITIONS: 1. Bolsa Avenue and Springdale Street shall be dedicated to City Standards. 2. Bolsa Avenue and Springdale Street shall be fully improved to City Standards at the time each parcel is developed. Improvements shall -include street trees, street signs, and street lights. 3. All streets shall conform to City of Huntington Beach Standards. Master Plan of Arterial Street and Highways Standards shall apply where applicable. Street sections shall be determined by soil "R" value and traffic index. 4. Water supply shall be through the City of Huntington Beach's water system. 5. Sewage dispotal shall be through the City of Huntington Beach'-s sewage system. 6. Preliminary and final soil reports shall be submitted by an approved private soils engineer to the City prior to issuance of building permits. 7. A plan conforming to the grading ordinance shall be sub�_=i mittedtto the Department of Public Works for approval prior to issuance of a building permit. 8. The flood control channel shall be fenced to Flood Control District Standards and City Standards at the time parcle 1 is developed. 9. All utilities shall be installed underground at the time of development. 10. The water, sewer, and fire hydrant system shall be approved by the Department of Public Works and Fire Department. 11. The Divsision of Land shall not be effective until an agreement is signed and recorddd agreeing to the - conditions listed above. ROLL CALL VOTE: A AYES: MANDRELL, DAY, HARLOW. NOES: NONE. B.,Board of Zoning Adjustments Page '-No. 2 Minutes: 5/18/66 USE PERMIT NO. 66-15 Applicant - Margaret Wallace To allow a home occupation for the purpose of repairing, remodeling, restyling and selling furs. Located at 903 Delaware Street and legally described as Lots 12 and 2 in Block 904, Vista Del Mar Dract. The hearing was opened to the audience. Mrs. Wallace stated that there will not be any parking problems because trucks are not used in conjunction with her business and patrons will be coming,by appointment only. Thre:being no further comment, the hung was closed. Board disucssion followed. It was noted that the room designated "work room" will be the only room used for the business. Mrs. Wallace wasaaked if she could comply with all the conditions regulating home occupations, including the provision limiting the home occupation to one room. Mrs. Wallace stated that she could comply with all the conditions and was fully aware that her business license could be revoked if she did not. A MOTION WAS MADE BY HARLOW AND SECONDED BY MANDRELL TO APPROVE USE PERMIT NO. 66-15 WITH THE FOLLOWING CONDITION: 1. The business shall be limited to one room. ROLL CALL VOTE: AYES: MANDRELL, DAY, HARLOW. NOES: NONE. ABSENT: NONE. THE MOTION CARRIED. AREA VARIANCE NO. 66-34 Applicant - Jack Chernoff To allow a corner of the main dwelling to encroach into the required loft. exterior side yard on 3 lots as depicted on a plot plan in the Planning Department Office. Located on the northeast corner of Sherman Drive and Vanguard; southwest corner of Sherman Drive -and Sabre Lane; northwest corner of Bolsa And Sabre Lane and legally described as Lots 11, 33, and 29 of Tract 5526. The hearing was 6pened to the audience. Mr. Gabriel Adler representing the applicant explained the plot plans and stated that FHA requires an 8' minimum exterior sitdeyard. It was noted that the encroachment is in the rear portion of the -lot and that the lot is of an irregular shape. the hearing was closed. There being no further comment, 2. 5/18 /66 H. B. A MOTION WAS MADE BY MANDRELL AND SECONDED BY DAY TO APPROVE AREA VARIANCE NO. 66-34 WITH THE FOLLOWING CONDITION: 1. The exterior side yards shall be a minimum of 8'. FOR THE FOLLOWING REASON: 1. The lot is of an irregular shape. 2. Encroachment is in the rear part of the lot. 3. There is a City perimeter wall along the exterior side yard of lot 29. ROLL CALL VOTE: AYES: MANDRELL, DAY, HARLOW. NOES: NONE." ABSENT: NONE. THE MOTION CARRIED. USE PERMIT NO. 66-14 Applicant - Daniel -Schwartz To allow a home occupation for the operation of a paperhanging business. Located at 5352 Caliente Drive, Huntington Beach and legally described as Lot 15 of Tract 3508. The hearing was opened to the audience, there being no one present to speak for or against the request, the hearing was closed. Board discussion followed. A MOTION WAS MADE BY HARLOW AND SECONDED BY DAY TO APPROVE USE PERMIT NO. 66-14. ROLL CALL VOTE: AYES: MANDRELL, DAY, HARLOW. NOES: NONE. ABSENT: NONE. THE MOTION CARRIED. AREA VARIANCE NO. 66-33 Applicant - Wm. F. May To allow a wing of a main dwelling 15 feet wide to encroach to within 10 feet of the rear property line in deviation to the required 20 feet rear yard setback. Located at 15762 Swan Lane and legally described as Lot 54 of Tract 3836. The hearing was opendd to the audience, there being no onejpresent to speak for or against the request the hearing was closed. Board discussion followed. A MOTION WAS MADE BY DAY AND SECONDED BY HARLOW TO APPROVE AREA VARIANCE NO. 66-33 FOR THE FOLLOWING REASON: 1. The request is within the limits of the proposed Ordinance that will be in effect in a short time. ROLL CALL VOTE: AYES: MANDRELL, DAY, HARLOW. NOES: NONE. ABSENT: NONE.
