BOARD MEMBERS ABSENT: None. DIVISION OF LAND NO. 66-13 Applicant - Wm. B. Ogden To allow a division of land into two separate parcels. Located oh the north side of Warner Avenue 384' east of Bolsa Chica Street and legally described as a portion of Lots 3 and 4, Block 5 of tract 86. Further legal description on file in the Planning Department Office. The hearing was opened to the audience, there being no comment, the hearing was closed. It was noted that a division of land had previsously been approved by the Board separating the parcels and the property owner is now seeking relief from the condition requiring street improvements in front of parcel #2. Dick Harlow stated that he discussed the Conditions of Approval for Use Variance 813 with the Planning Commission inasmuch as the variance had been approved by the Planning Commission which required street improvements along all of Warner Avenue. He further stated that the Planning Commission made a motion•to delete the requirement for improving Warner Avenue in front of future parcel #2 pro- vided a Division of Land is approved and improvements are installed at the time of development. Board discussion followed. A MOTION WAS MADE BY HARLOW AND SECONDED BY MANDRELL TO APPROVE DIVISION OF LAND NO. 66-13 WITH THE FOLLOWING CONDITIONS OF APPROVAL: 1. Roosevelt Street and Warner Avenue shall be dedicated to City Standards. 2. Warner Avenue and Roosevelt Street shall be fulmar improved, including street lights, street trees, and street sighs to City Standards. Improvements shall be installed across Bach parcel at the time that parcel is developed. 3. All streets shall conform to City of Huntington Beach Standards. Master Plan of Arterial Streets and Highways Standards shall apply where applicalbe. Street sections shall be determined by soil "R" value and traffic index. 4. Water supply shall be through the City Huntington Beach's water system. 5. Sewage disposal shall be through the City of Huntington Beach's sewage system. 6. The property shall participp.te in the local drainage assessment district at the time of development. 7. Preliminary and final soil reports shall be submitted by an approved private soils engineer from the edge of such easement. 8. A plan conforming to the grading ordinance shall be submitted to the Department of Public Works for approval prior to issuance of a building permit. 9. The water, sewer, and fire hydrant system shall be approved by the Department of Public Works and Fire Department. 11. The Division of Land shall not be effective until an agreement is signed and recorded agreeing to the conditions listed above. ROLL CALL VOTE: AYES: MANDRELL, DAY, HARLOW. NOES: NONE. ABSENT: NONE.
