AREA VARIANCE NO. 66-35
Applicant - James E. Denos
To allow an addition to a dwelling to
encroach to within 5 feet of the rear property line in deviation
to the required 20 foot rear yard setback. Located at 15002
Sevilla Circle and legally described as Lot 50 of Tract 3891.
The hearing was opened -to the audience.
Mr. Miller, contractor for the applicant
was present and explained the request for the owner Mrs. Denos.
The applicant was informed -that City
policy has been to require a minimum rear yard setback of 10'.
Mrs. Denos was asked if she objected to
providing a 10' rear yard setback.
Mrs. Denos stated that she preferred to
have the plot plan approved as submitted because the addition
will be used to expand the bedrooms.
_ She also stated that the enclosed patio
or room will not be built at this time.

There being no further comment the
Board discussion followed.
It was the consensus of the Board that
the applicant failed to sufficiently justify the request inasmuch
as a room can be added to the house and still meet the proposed
Ordinance.
A.MOTION WAS MADE BY-HARLOW AND SECONDED
BY MANDRELL TO APPROVE AREA VARIANCETNO.-_66-35 WITH THE FOLLOWING
CONDITIONS: =-
1. A 10' rear yard setback shall be provided.
2. A minimum open space of 900 sq. ft. shall be maintained in
the rear yard and said area shall have a minimum -.dimension
of 20' .
FOR THE FOLLOWING REASON:
1. The conditions are in conformance with the proposed Ordinance.

AREA VARIANCE NO. 66-37
Applicant - Forbeck-Montgomery
To allow the construction of an 8'
high block wall on the east and west side property lines, in
devistion to the 6' height limit. Located on the north side of
Morningstar Drive, 400'-west of Edgewater Lane and legally
described as Lot 75 of Tract 5360.
The hearing was opened to the
audience, there being no one present to speak for or against the
request, the hearing was clased.
The Board agreed to continue the
hearing to the -next regular meeting allowmn.g the applicant to
explain the request..
A MOTION WAS MADE BY HARLOW
AND SECONDED BY MANDRELL TO CONTINUE AREA VARIANCE NO. 66-37 TO
JUKE 8, 1966.

Applicant - Church of the Nazarene
To allow the building of a church
and educational facilities in the R-4-X Suburban Residential District.
Located 580' east of Beach Boulevard and 640' north of Garfield
Avenue and legally -described as the SWA, NE/4, SWA, of Section 36-5-11.
The hearing was opened to the
audience.
Rev. Brickley -the applicant, was
present and offered to answer to any questions.
It was noted that construction of
the Church had been -previously approved by Use Permit No-. 65-2 but,
the approval' -has expired causing the applicant to file a new application.
John Mand.rell stated that the original",
approval required particiapation in Assessment District No. 6303 but
the formation of the Assessment -District is -not complete because of
the inability to provide proper drainage.
He further stated that a Flood
Control Bond Issue would be presented to the voters on June 7, 1966
and if approved, drainage of the area could be accomplished.
John Mandrell suggested that
Use Permit No. 66-16 be continued until June 8,1966 at which time the
result of the election would be known.
The -applicant-was asked if he would
object to continueing this Use Permit until rune 8, 1966.
He stated that he had no objection —

PLOT PLAN AMENDMENT
APPLICANT - Roman Catholic ArchBishop of Los Angeles
To allow an amendment of a plot plan
for Use Variance No. 885 to provide for extension of the drive-
way ,;on Cannery Street approximately 348' northerly of
Indianapolis Avenue, between the school and future convent site
to provide ingress and egress to Parking area and to permit
minor adjustments in setbacks and distance between buildings.
Located at the northeast corner of Cammery Street and
Indianapolis Avenue and legallydescribed as being a portion of
the W/2 of Section 7-6-10. Further legal description on file
in the Planning Department Office.

A MOTION WAS MADE HARLOW AND SECONDED
BY MANDRELL TO APPROVE PLOT PLAN AMENDMENT 66-1 FOR THE
FOLLOWING REASON:
1. There is greater separation between buildings.
2. Provisions have been made for more suitable access to the
arterial highways.
3. This will not constitute a substantial change.
4. The proposed use of property will remain the same.
