HUNTINGTON BEACH BOARD OF ZONING ADJUSTMENTS

BOARD MEMBERS PRESENT: Harlow, Day, Spencer
BOARD MEMBERS ABSENT: None.
MINUTES: The Minutes of July 20 and July27, 1966
were accepted -as transcribed.
DIVISION OF LAND NO 66-18 To allow a division
Applicant - South Shores Shopping Center of land into four
separate parcels
located at the southeast corner of Garfield Avenue and
Brookhurst Street. Legally described as being a portion
of Lot 1 of Tract 4305. Further legal description on
file in the Planning Department Office.
The Secretary read the suggested
conditions of approval.
Charles Gorham, representing the
applicant, addressed the Board and gave his reasons for
the request.
There being no other comment,
the hearing was closed.
Board discussion followed.
A MOTION WAS MADE BY HARLOW AND
SECONDED BY SPENCER TO APPROVE DIVISION OF LAND NO 66-18
WITH THE FOLLOWING CONDITIONS:
1. Garfield Avenue and Brookhurst Street shall be fully
improved to City Standards at the time each parcel is
developed. Improvements shall include street trees,
street lights and street signs.
2. All utilities shall be installed underground at the
time of development.
3. A parcel map shall be filed with the City and recorded.
4. The Division of Land shall not be effective until an
agreement is signed and recorded agreeing to the condi-
tions listed above.
ROLL CALL VOTE:
AYES: Harlow, Day, Spencer
NOES: None.
ABSENT: None.

and Admiralty Drive. Legally described as a portion of
the westerly one-half of fractional Section 19-5-11. Further
legal description on file in the Planning Department Office.
The hearing was opened to the
audience.
Richard Maintland, representing the
applicant, addressed the Board and explained the reasons
for the request.
There being no other comment-, the
hearing was closed.

A MOTION WAS MADE BY HARLOW AND SECONDED
BY SPENCER TO APPROVE DIVISION OF LAND NO 66-19 WITH THE
FOLLOWING CONDITIONS:
1. Pacific Coast Highway and Admiralty Drive shall be
fully improved to City and/or State Standards.
Improvements shall include street trees, street signs
and street lights.
2. Streets shall conform to City and/or State Standards.
Master Plan of Arterial Street and Highways Standards
shall apply where applicable. Street sections shall
be determined by soil "R" value and traffic index.
3. Water supply shall be through the City of Huntington
Beach's water system.
4. Sewage disposal shall be through the City of Huntington
Beach's sewage system.
5. Preliminary and final soil reports shall be submitted
by an approved private soils engineer to the City prior
to issuance of building permits.
6. A plan conforming to the grading ordinance shall be
submitted to the Department of Public Works for
approval prior to issuance of a building permit.
7. All utilities shall be installed underground.
8. The water, sewer and fire hydrant system shall be
approved by the Department of Public Works and Fire
Department.
9. A 6 ft. high masonry wall, 6 inches in width, shall be
constructed along the rear property line if the
property to the rear is developed for any use other
than commercial. The height of said wall shall be
measured from the highest surface within 20 ft. of
such property line.
10. A parcel map shall be filed with the City and recorded.
11. The Division of Land shall not be effective until an
agreement is signed and recorded agreeing to the
conditions listed above.
