The Minutes of August 31 and
September 7, 1966 were accepted
as transcribed.
To allow the construction of a
"driving range type" fence 25 to 30 feet in height in
deviation to the front and side yard requirements -of the
Rl zone. Located on the east side of Graham Street and
350 feet south of Fernhill Street and legally described
as the west 26.88 acres of the east 60 acres of the N2,
SE4 of Section 21-5-11 and also the south 13.33 acres of
the W2, NW4, SE4 of Section 21-5-11.
The hearing was opened to the
audience.
Vernon Hamilton, 16701 Graham
Street, adjacent property owner, spole in favor of and
explained the reasons for the request.
There being no other comment, the
hearing was closed. z-

A MOTION WAS MADE BY HARLOW AND
SECONDED BY FERGUSON TO APPROVE AREA VARIANCE NO. 66-56
SUBJECT TO THE FOLLOWING CONDITIONS:
1. The fence shall be maintained clear from any obstruction.
2. The applicant -shall remove the fence or relocate it at
his expense if and when the City needs the additional
right-of-way for street widening.

AREA VARIANCE NO. 66-57
Applicant: Doyle Development Company
To allow eaves to encroach within
the 30" required setback for architectural features in the
R1 zone. Located 1200, south of Edinger Avenue on the east
side of Goldenwest Street and legally described as Lots 18,
20, and 22 of Tract 6181.
The hearing was opened to the audience.
John Sullivan, representing the appli-
cant, explained the reasons for the request.

There being no other comment, the
Board discussion followed.
It was the consensus of the Board
that the type of houses now being built in the City require wider
eaves to add to their esthetic value.
A MOTION WAS MADE BY MANDRELL AND
SECONDED BY FERGUSON TO APPROVE AREA VARIANCE NO. 66-57 SUBJECT
TO THE FOLLOWING CONDITION:
1. On lot 22 the 31 eave return shall not exceed 12 feet
measured from the front of the eave return.
FOR THE FOLLOWING REASON:
1. The size and value of the houses being built are such that
it is necessary to preserve the esthetic value of the house.

ABSENT: None.
THE MOTION CARRIED.
A FURTHER MOTION WAS MADE BY MANDRELL
AND SECONDED BY HARLOW TO PREPARE A CODE -AMENDMENT TO PERMIT ENCROACH-
MENT OF ROOF OVERHANGS INTO THE SIDE YARD CLOSER THAN 3011 FOR A POR_
TION OF THE RETURN.
ROLL CALL VOTE:
AYES: Mandrell, Harlow, Ferguson.
NOES: none.
ABSENT: none.
THE MOTION CARRIED.
AREA VARIANCE NO. 66-54
Applicant: Lina Keramefs - Continued
To allow a detached accessory -building
to be constructed 3 feet from the side property line in deviation to
the required 51 setback and to allow a 712" separation from the main
building in deviation to the required 10 feet. Located on the west
side of Goodwin Lane, approximately 400' north of Ellis Avenue,and
legally described as Lot 7 of Tract 4027.

A MOTION WAS MADE BY HARLOW AND
SECONDED BY FERGUSON TO APPROVE AREA VARIANCE NO. 66-54 FOR THE
FOLLOWING REASONS:
1. The dimensions shown on the revised plot plan indicated
that the mountain tapers away from the house and adjoin-
ing property lines allowing for adequate separation between
the house and mountain as well as between the mountain and
the side and rear property lines.
2. This will not create a fire hazard.

AREA VARIANCE NO. 66-51
Annlicant: Deane" Brothers
To allow the elimination of 71 eave
return restricted contained in Area Variance No. 66-5
and to permit eaves to encroach within the 3011setback
required for architectural features for Tract 6028.
Located on the north side of Atlanta Avenue, West of
Newland Street and legally described as Tract 6028.
The hearing was opened to the audience.
Dan McFarland, Building.Department,
pointed out the various lots where the encroachment
existed.
Tom Gonzales, representing the
applicant, explained the reasons for the request.
There being no further comment, the
hearing was closed.
Board discussion followed.
A MOTION WAS MADE BY MANDRELL AND
SECONDED BY FERGUSON TO APPROVE AREA VARIANCE NO. 66-51
SUBJECT TO THE FOLLOWING CONDITIONS:
1. That the overhang be permitted to within 18" of the
house only on lots having 3 foot side yards.
2. There shall be a 4 foot separation between eaves
except within the 121 return.
FOR THE FOLLOWING REASON:
1. When 3' side yards were approved by the Planning
Commission, the architectural features were not
considered and for good esthetic appearances the
encroachment of the eaves is necessary.
