AREA VARIANCE NO. 66-66
Ap 1p icant: R. B. Whitman
To allow a portion of a 3-car garage
which is entered directly from a street to be set back 17'6"
from the front property line in deviation to the required 221
setback. Located on the east side of Malden Circle, 3001
northwest of Peale Lane and legally described as Lot 50 of
Tract 4677, Huntington Beach.
The hearing was opened to the audience.
There being no comment, the hearing was
closed.
Board discussion followed.
A MOTION WAS MADE BY MANDRELL AND
SECONDED BY FERGUSON TO APPROVE AREA VARIANCE NO. 66-66
FOR THE FOLLOWING REASONS:
1. The applicant has sufficient area in front of the house
for 2 off-street parking spaces.
2. The setback averages 20' in front of the garage.

ABSENT: None.

AREA VARIANCE NO. 66-64 - continued
Applicant: Neal T. Baker
To allow the following exceptions to
Article 9791, Off -Street Parking: (1) the waiver of the
required landscaping adjacent to a public street, (2) place-
ment of the 32" high screen wall adjacent to the property line
in deviation to the required 3' setback and (3) two driveways
to be less than the required 20' in width, each drive to be one
way. Located on the northeast corner of 5th Street and Ocean
Avenue and legally described as the west 15 feet of Lots 1, 2
and 3 of Huntington Beach Tract.

The hearing was opened to the audience.
Neal T. Baker, the applicant, explained
the reasons for the request.
It was noted that the Board had various
members of the Staff prepare alternate plot plans in an attempt
to conform to the Huntington Beach Ordinance Code.
It was also noted that they were unable
to prepare a plan which would conform to all provisions of the
code and still maintain adequate on -site traffic circulation.
John Mandrell indicated that the State
Division of Highways requires a minimum curb radius of 35' and
in view of this additional dedication would be required to
provide for the installation of sidewalks.
He further stated that the state would
allow the driveway to encroach into the curb radius at distances
equal to 1/8"of the curb radius length.
There being no other comment, the hearing
was closed to the audience.
Further Board discussion followed.
A MOTION WAS MADE BY FERGUSON AND SECONDED
BY MANDRELL TO APPROVE AREA VARIANCE NO., 66-64 SUBJECT TO THE
FOLLOWING CONDITIONS:
1. A 16" wide planter shall be provided along 5th Street and
the area at the intersection of 5th and Ocean shall be
landscaped to substitute for the reduction of the planter
strip.
2. 5th Street and Ocean Avenue shall be dedicated and fully
improved to City and/or State Standards prior to final
inspection. Improvements shall include street trees,
street signs, and street lights.
3. Minimum driveway widths shall be 15' on Ocean Avenue and
24, on 5th Street.
4. Driveway locations shall be approved by the Traffic Engineer.
5. A plan conforming to the above conditions shall be approved
by the Planning Department prior to issuance of a building
permit.
