HUNTINGTON BEACH BOARD OF ZONING ADJUSTMENTS

BOARD MEMBERS PRESENT: John Mandrell, Sam Ferguson, Richard Harlow
BOARD MEMBERS ABSENT: None.
MINUTES: The Minutes of October 26 and
November 2, 1966 were accepted
as transcribed.
DIVISION OF LAND NO. 66-29
Applicant: Golden west Industrial Parks, Inc.
To allow a division of land into 4
separate parcels located on the east side of Gothard Street,
approximately 500 feet south of Edinger Avenue. Legally
described as Lot 2 and the northerly 14.43 feet of Lot 3,
of Tract 4064.
The hearing was opened to the audience,
there being no comment, the hearing was closed.
Board discussion followed.
A MOTION WAS MADE BY HARLOW AND
SECONDED BY FERGUSON TO APPROVE DIVISION OF LAND NO. 66-29
SUBJECT TO THE FOLLOWING CONDITIONS:
1. Gothard Street and the cul-de-sac shall be dedicated and
fully improved to City Standards. Improvements shall
include street trees, street signs, and street lights.
2. All streets shall conform to City of Huntington Beach
Standards. Master Plan of Arterial Streets and Highway
Standards shall apply where applicable. Street sections
shall be determined by soil "R" value and traffic index.
3. Watersupply shall be through the City of Huntington Beach's
water system at the time each parcel is developed.
4. Sewage disposal shall be through the City of Huntington
Beach's sewage system -at the,time each parcel is developed.
5. The property shall participate in the local drainage assess-
ment district at the time each parcel is developed.
6. Preliminary and final soil reports shall be submitted by an
approved private soils engineer to the City prior•to issu-
ance of building pe rmit s .
7. All utilities shall be installed underground at the time
each parcel is developed.
8. The water, sewer, and fire hydrant system shall be approved
by the Department of Public Works and Fire Department.
9. A parcel map shall be filed with the City and recorded.
10. The Division of Land shall not be effective until an
agreement is signed and recorded agreeing to the condi-
tions listed above.

USE PERMIT NO. 66=32
AADDlicant: Robert Baber
To allow a home occupation for the
operation of an engineering office, tooling and machine design,
in the R1 Single Family Residence District. Located at 15852
Hummingbird Lane and legally described as Lot 36 of Tract 3788.
The hearing was opened to the
audience.
Robert Baber, the applicant, ex-
plained the request.
It was noted that the applicant
would be required to comply with the ordinance regulating home
occupations.
There being no other comment, the
hearing was closed.
Board discussion followed.
A MOTION WAS MADE BY HARLOW AND
SECONDED BY FERGUSON TO APPROVE USE PERMIT NO. 66-32.

THE MOTION CARRIED.
AREA VARIANCE NO. 66-79
APnlicant: Doyle Development Co.
To allow eaves to encroach into the
30" setback required for architectural features. Located on the
south side of Vineland Drive, 247 feet west of Newquist Lane.
Legally described as Lot 143 of Tract 5792.
John Sullivan, representing the
applicant, explained the reasons for the request.
There being no other comment, the
hearing was closed.
Board discussion followed.
A MOTION WAS MADE BY FERGUSON AND
SECONDED BY MANDRELL TO APPROVE AREA VARIANCE NO. 66-78 FOR THE
FOLLOWING REASONS:
1. The point of the eave is the only part that encroaches into
the setback area.

2. This will not create a fire hazard.
3. Water drainage from the roof will not drain on
the adjoining property.
4. The eave encroachment does not block any required
light and ventilation and there are no windows
in this area of the house.

THE MOTION CARRIED.
AREA VARIANCE NO. 66-78
Applicant: Huntington Harbour Corp.
To allow a 12 foot front yard setback in
deviation to the required 15 foot setback in the RI Single
Family Residence District. Located on the southwest corner
of Humboldt Drive and Barnstable Circle. Legally described
as Lot 204 of Tract 5481.
The hearing was opened to the audience.
There was no one present to speak for or
against the matter.
Board discussion followed.
A MOTION WAS MADE BY MANDRE LL AND SECONDED
BY FERGUSON TO APPROVE AREA VARIANCE NO. 66-78 FOR THE FOL-
LOWING REASONS:
1. Houses in the surrounding area have 10 foot setbacks.
2. Houses in the surrounding area have a 20 foot setback
to the garage.
3. There will be sufficient sight clearance.

NOES: None.
ABSENT: None.
