The minutes of November 23, 1966 were accepted as transcribed. To allow a home occupation for knitting instruction. Located at 17762 Wrightwood Lane and legally des- cribed as Lot 37 of Tract 5205. The hearing was opened to the audience. Leola Kinder, the applicant, explained the request to the Board. She stated that the instructions would be limited to one person at a time. It was noted that the applicant would be required to comply with the ordinance regulating home occupa- tions. There being no other comment, the hearing was closed. Board discussion followed. A MOTION WAS MADE BY MANDRELL AND SECONDED BY HARLOW TO APPROVE USE PERMIT NO. 66 -33. ROLL CALL VOTE: AYES: Mandrell, Ferguson, Harlow. NOES: None. ABSENT: None. THE MOTION CARRIED. DIVISION OF LAND NO. 66-31 Applicant: Millet, King & Associates To allow a division of land into 3 separate parcels located on the east side of Beach Boulevard 990 feet north of Garfield Avenue. Legal description on file in the Planning Department Office. The hearing was opened to the audience. Jack Brennon, representing the appli- cant, reviewed the suggested conditions of approval and found them acceptable. 11/23/66 Page No. 2 Minutes: H. B. A MOTION WAS MADE BY MANDRELL AND SECONDED BY FERGUSON TO APPROVE DIVISION OF LAND N0. 66-31 SUBJECT TO THE FOLLOWING CONDITIONS: 1. All local public streets shall be improved to Department of Public Works requirements at the time each parcel is developed. 2. Beach Boulevard shall be fully improved to State Standards. Improvements shall include street trees and street lights. 3. All permanent streets shall conform to City of Huntington Beach Standards. Master Plan of Arterial Streets and Highway Standards shall apply where applicable. Street sections shall be determined by soil "R" value and traffic index. 4. Water supply shall be through the City of Huntington Beach's water system. 5. Sewage disposal shall be through the City of Huntington Beach's sewage system upon formation of the assessment district 6. The property shall participate in the local assessment district 6303. 7. Preliminary and final soil reports shall be submitted by an approved private soils engineer to the City prior to issuance of building permits. 8. A plan conforming to the grading ordinance shall be sub- mitted to the Department of Public Works for approval prior to issuance of a building permit. 9. All utilities shall be installed underground. 10. The water, sewer, and fire hydrant system shall be approved by the Department of Public. Works and Fire Department. 11. No building permit shall be issued on parcels 2 or 3 until Assessment District 6303 is formed. 12. 3A parcel map shall be filed with the City and recorded. 13. The division of land shall not be effective until an agree- ment is signed and recorded agreeing to the conditions listed above. ROLL CALL VOTE: AYES: Mandrell, Ferguson, Harlow. NOES: None. Board of Zoning Adjustments Wednesday, November 23, 1966 AREA VARIANCE NO. 66-80 - continued Applicant: Bill Winterberg To allow a pole sign to be 72' higgh in deviation to the required 50' height limit in the C-4 Zone. Located on the southwest corner of Edinger Avenue and Beach Boulevard and legally described as Lots 1, 2, 3 and 4 of Tract 417. The hearing was opened to the audience. Mr. Devine, representing the applicant, explained the request to the Board. He stated that the additional height was needed for exposure to the freeway. Sam Ferguson stated that he felt some consideration should be given on this matter. It was noted by the Board that this case should be considered by the Planning Commission at their Study Session,November 29 and then brought back to the Board of Zoning Adjustments on November 30, 1966 for a decision. A MOTION WAS MADE BY FERGUSON AND SECONDED BY MANDRELL TO CONTINUE AREA VARIANCE NO. 66-80 UNTIL NOVEMBER 30, 1966. ROLL CALL VOTE: AYES: Mandrell, Ferguson, Harlow. NOES: None. ABSENT: None.
