HUNTINGTON BEACH BOARD OF ZONING ADJUSTMENTS

BOARD MEMBERS PRESENT: John Mandrell, Sam Ferguson, Richard Harlow.
BOARD MEMBERS ABSENT: None.
AREA VARIANCE NO. 66-87,
Applicant: James A. Lennertz, M.D.
To allow an attached garage to be
setback 20t from the front property line in deviation to the required
221 front yard setback. Located at 7672 Juliette Low, City, and
legally described as Lot 65 of Tract 4150.
The hearing was opened to the audience.
James Lennertz, the applicant, explained
the request to the Board.
There being no further comment, the
hearing was closed to the audience.
Board discussion followed.
A MOTION WAS MADE BY'FERGUSON AND
SECONDED BY HARLOW TO APPROVE AREA VARIANCE NO. 66-87 FOR THE FOLLOWING
REASON:
1. Houses in the surrounding area all have a 20' setback to garages.
ROLL CALL VOTE:
AYES:" Mandrell, Ferguson, Harlow.
NOES: None.
ABSENT: None.
THE MOTION CARRIED.
AREA VARIANCE NO. 66-88
Applicant: R. L. Rinehart
To allow an addition to a main dwelling
to encroach to within 313" of the rear property,,line in deviation to
the required 10? rear yard setback. Located at 8162 Lancaster Drive,
City and legally described as Lot 50 of Tract 5735-
The hearing was opened to the audience.
There being no one present to speak
for or against the matter, the hearing was closed.
It was noted by the Board that some
consideration should be given to reducing rear yard setbacks when
abutting open land.
It was the consensus of the Board
that a letter should be written to the Planning Commission recommending
that they consider preparing a code amendment on this matter.
