BOARD MEMBERS ABSENT: None, AREA VARIANCE N0. 66-93 Applicant: Doyle Development Co., Inc. To allow eaves to encroach into the 30" setback required for architectural features. Located on the northeast side of the intersection of Moonglow Lane and Bluesails Drive and legally described as Lots 160, 161, 162 of Tract No. 6181. The hearing was opened to the audience. There being no one present to speak for or against the matter, the hearing was closed. A MOTION WAS MADE BY HA RLOW AND SECONDED BY SPENCER TO APPROVE AREA VARIANCE NO. 66-93 FOR THE FOLLOWING REASONS: 1. There have been similar requests of this nature granted by the Board. 2. It will add to the aesthetic value of the house. 3. Only a corner of the eaves will encroach into the required setback. 4. Eave extension will not reduce required light ventilation. ROLL CALL VOTE: AYES: Ferguson, Spencer, Harlow. LADES: None. ABSENT: None THE MOTION CARRIED. USE PERMIT NO. 66-37 Applicant: Harold Thomas To allow a home occupation for the purpose of selling automobile body kits. Located at 16091 Craig Lane, Huntington Beach, and legally described as Lot 101 of Tract 4324. The hearing was opened to the audience. Harold Thomas, the applicant, explained the reasons for the request. He explained that his business would involve selling plastic bodies for automobiles by mail. He also stated that he would be able to comply with the condi- tions regulating home occupations. 12/21/66 Page No 2 Minutes: H.-B. A MOTION WAS MADE BY HARLOW AND SECONDED BY SPENCER TO APPROVE USE PERMIT NO. 66-37. ROLL CALL VOTE: AYES: Ferguson, Spencer, Harlow. NOES: None. ABSENT: None. THE MOTION CARRIED. USE PERMIT NO. 66-36 Appli cant : Eugene Brumer To allow a home occupation for the use of a phone in conjunction with a drapery business. Located at 17552 Misty Lane and legally described as Lot 170 of Tract 5204. The hearing was opened to the audience. Eugene Brumer, the applicant, explained the request to the Board. He also stated that he would be able to comply with the conditions regulating home occupations. There being no other comment, the hearing was closed to the audience. Board discussion followed. A MOTION WAS MADE BY HARLOW AND SECONDED BY SPENCER TO APPROVE USE PERMIT NO. 66-36. ROLL CALL VOTE: AYES: Ferguson, Harlow, Spencer. NOES: None. ABSENT: None. THE MOTION CARRIED. AREA VARIANCE NO. 66-88 - continued Applicant: R. L. Rinehart To allow an addition to a main dwelling to encroach to within 313" of the rear property line in devia- tion to the required 10' rear yard setback. Located at 8162 Lancaster Drive, City and legally described as Lot 50 of Tract 5735. The hearing was opened to the audience. R. L. Rinehart, the applicant, explained the request to the Board. It was noted by the Board that the plot plan was dimensioned improperly and the proposed addition was setback 414", which amounts to a reduction of 8" from the Planning Commission's suggested setback. 12/21/66 -2- Page No. 3 Minutes: H.B. A MOTION WAS MADE BY FERGUSON AND SECONDED BY HARLOW TO APPROVE AREA VARIANCE NO. 66-88 FOR THE FOLLOWING REASONS: 1. The eaves of the proposed addition will be cut back the same as the eaves of the house. 2. The proposed addition abuts the Flood Control Channel. 3. There will be sufficient light and ventilation. WITH THE FOLLOWING CONDITION: 1. The eaves shall be setback 30 inches from property line. ROLL CALL VOTE: AYES: Ferguson, Harlow, Spencer. NJES : None. ABSENT: None. THE MOTION CARRIED. icfiard A.
