28, 1966 and January 4, 1967
were accepted as transcribed.
AREA VARIANCE NO. 66-96
Applicant - Alco-Pacific Construction Company
To allow a dwelling with a
side entry garage to be setback 10 ft. from the front
property line in deviation to the required 15 ft.
setback. Located on the northwest corner of Mariposa
Drive and Lido Lane and legally described as Lot 88
of Tract 5601.
The hearing was opened to
the audience.
Mr. Robert Paxton and Mrs.
James Rexrode, adjacent property owners, spoke in
opposition to the proposed request. They also pre-
sented photographs of the property to emphasize
their objections.
Mrs. Paxton explained that
they live in the adjoining subdivision. She also
stated that she objected to the proposed floor plan
and the difference of elevation between the two
houses.
There being no further comment,
the hearing was closed to the audience.
Board discussion followed.
It was noted by the Board
that this case should be continued to enable the
members of the Board to inspect the site.

AND SECONDED BY FERGUSON TO CONTINUE AREA VARIANCE
NO. 66-96 UNTIL JANUARY 18, 1967.

To allow a division of land
into 2 separate parcels located on the southeast
corner of Garfield Avenue and Brookhurst Street.

The hearing was opened to the
audience.
Bud Gorham, representing the
applicant, explained the reasons for the request.
He stated that .there is a reciprocal parking agreement
for all uses in the shopping center. He also stated
that the parking can comply with Article 979 of the
Huntington Beach Ordinance Code.
There being no other comment,
the hearing was closed to the audience.
Board discussion followed.
A MOTION WAS MADE BY HARLOW
AND SECONDED BY MANDRELL TO APPROVE DIVISION OF
LAND NO., 67-1 SUBJECT TO THE FOLLOWING CONDITIONS:
1. All utilities shall be installed underground.
2. A parcel map shall be,filed with the City and
recorded.
3. A Covenant and Agreement shall be signed and,
recorded agreeing to the conditions listed
above.

Applicant: Harold L. Harper
To allow a commercial building
to be constructed within 42' of the front property
line in deviation to the required 50' setback in the
C-1 zone. Located on the southeast corner of Garfield
Avenue and Brookhurst Street. Legal description is
on file in the Planning Department Office.
The hearing was opened to the
audience.
Bud Gorham, representing the
applicant explained the reasons for the request to
the Board. He stated that if they comply to the
50' front yard setback it will disrupt the layout
of the parking spaces.
He also stated that the single
family residence to the south is only set back 10'
from Brookhurst Street, thereby blocking the view of
the businesses in the center from Brookhurst Street.
There being no other comment,
the hearing was closed to the audience.
