National Bank Building Huntington Beach, California Wednesday, February 15, 1967 Sam Ferguson, John Mandrell, Richard Harlow. None . The Minutes of January 25, 1967 were accepted as transcribed. AREA VARIANCE NO. 67-10 Applicant: Forbeck Montgomery To permit a 51 rear yard setback in deviation to the required 10' setback in the R1 Single Family Residence District and to permit the elimination of a 5' setback from a 10' wide stormdrain easement. Located at 3810 Humboldt Drive, City and legally des- cribed as Lot 167 of Tract 5481. The hearing was opened to the audience. Dick Maitland, representing Huntington Harbour, stated that he had no objections to that portion of the request to permit elimination of A 5t setback from the stormdrain easement, but that the engineers of Huntington Harbour object to the 51 rear yard setback. Mr. Montgomery, the applicant, stated that he was under the impression that other homes in the area had a 51 rear yard setback. The Board informed the applicant that it was the responsibility of the Planning Commission to act on that portion of the request for elimination of a 5' setback from the stormdrain easement, because it was a condition of approval for Tentative Tract 5481. Mr. Montgomery requested a one week continuance to check rear yard setbacks in the area, and to investigate the procedure to request waiver of the setback from the stormdrain easement. There being no further comment, the hearing was closed. Board discussion followed. A MOTION WAS MADE BY FERGUSON AND SECONDED BY HARLOW TO CONTINUE AREA VARIANCE NO. 67-10 TO THE FEBRUARY 23, 1967 MEETING. Page No. 2 Minutes: H.B.
