HUNTINGTON BEACH BOARD OF ZONING ADJUSTMENTS

BOARD MEMBERS PRESENT: Sam Ferguson, John Mandrell,
Richard Harlow
BOARD MEMBERS ABSENT: None.
AREA VARIANCE NO. 67-11
Applicant: Seraf in Montes
To allow a front entry garage to be
setback 20' from the front property line in deviation to the
required 221 setback. Located at 7691 Quebec Drive and legally
described as Lot 47 of Tract 3563.
The hearing was opened to the audience.
Serafin Montes, the applicant, explained
the request to the Board.
There being no other comment, the
hearing was closed to the audience.
Board discussion followed.
A MOTION WAS MADE BY MANDRELL AND
SECONDED BY HARLOW TO APPROVE AREA VARIANCE NO. 67-11 FOR THE
FOLLOWING REASON:
1. Houses in the surrounding area all have a 20' setback to
garages.
ROLL CALL VOTE:
AYES: Mand yell, Ferguson, Harlow.
NOES: None.
ABSENT: None.
THE MOTION CARRIED.
AREA VARIANCE NO. 67-12
Applicant: Huntington Harbour Corp,.
To allow a corner of a front entry garage
to encroach to within 1819" of the front property line in devia-
tion to the required 221 setback. Located on the north side of
Odine Circle, 250 feet west of Edgewater Lane and legally des-
cribed as Lot 57 of Tract 5360.
The hearing was opened to the audience.
Dick Maitland, representing Huntington
Harbour, explained the reasons for the request to the Board. He
stated that this is only a minor adjustment due to the fact that
a 20' setback was granted in 1964 when the Planning Commission
approved Use Variance No. 860. It was also noted that only a
corner of the garage will be setback less than 20 ft.

BY FERGUSON TO APPROVE AREA VARIANCE NO. 67-12 FOR THE FOLLOWING
REASONS:

deviation
is. only at
the westerly corner
of
the
garage.
2.
The
majority of
the garage
will be setback 20
ft.
or
more.

To allow a front entry garage to be
constructed 20 ft. from the front property line in deviation
to the required 221. Located at 6171 Sydney Drive and legally
described as Lot 13 of Tract 4576.
The hearing- was opened to the audience.
Gene Stephens, the applicant, explained
his request to the Board.
There being no other comment, the
hearing was closed.

THE FOLLOWING REASON:

USE PERMIT NO_ 67-3
Applicant: Covington Brothers
To allow the construction of a 23 unit
apartment project in the R3 Limited Multiple Family Residence
District. Located on the southwest corner of Amazon Drive and
Ganges Lane and legally described as Lots 9 and 10 of Tract
58R.
The hearing was opened to the audience.
Mr. Covington, the applicant, explained
the request to the Board.

Mr. James Schulee, representing the
applicant, reviewed the plot plan and answered various questions
asked by the Board. He stated that both lots would be treated
as one and would not be separated.
Mr. John Revers, 16251 Kim Lane, adjacent
property owner, asked various questions about the proposed re-
quest. He stated that he had no objection to the request.
There being no other comment, the hearing
was closed to the audience.

A MOTION WAS MADE BY HARLOW AND SECONDED
BY FERGUSON TO APPROVE USE PERMIT NO. 67-3 SUBJECT TO THE FOL_
LOWING CONDITION:
1. Provisions of the R-3 Zone shall be complied with.
FOR THE FOLLOWING REASON:
1. This is a permitted use in the R-3 Zone.
ROLL CALL VOTE:
AYES: Mandrell, Ferguson, Harlow.
NOES: None.
ABSENT: None
THE MOTION CARRIED.
AREA VARIANCE NO. 67-10
Applicant: Forbeck Montgomery
To permit a 5' rear yard setback in
deviation to the required 101 setback in the R-1 Single Family
Residence District and to permit the elimination of a 51 setback
from a 101wide storm drain easement. Located at 3810 Humboldt
Drive, City and legally described as Lot 167 of Tract 5481.
There was no one present to speak
for or against the matter.
It was noted by the Board that the
portion of the request to eliminate the 51 setback from a 10'
wide storm drain easement had been acted on by the Planning
Commission and was approved.
There being no other comment, the
hearing was closed to the audience.
A MOTION WAS MADE BY MANDRELL AND
SECONDED BY HARLOW TO DENY THAT PORTION OF THE REQUEST FOR
A 5' REAR YARD SETBACK IN DEVIATION TO THE REQUIRED 10t.
ROLL CALL VOTE:
AYES: Mandrell, Ferguson, Harlow.
NOES: None.
ABSENT: None.
THE MOTION CARRIED.
ELECTION OF OFFICERS - 1967
Pursuant to Section 2 of the By -Laws
of the Board the election of officers was held.

SECONDED BY HARLOW TO APPOINT FERGUSON CHAIRMAN.

The chairman suggested that the By -Laws
1. The Chairman shall be elected the 1st meeting
in each calendar year instead of the first
meeting in March.
2. The meeting shall start at 1:15 PM instead of
1:00 P.M.
