National Bank Building Huntington Beach, California Wednesday, April 19, 1967 John Mandrell, Richard Harlow. None. Sam Ferguson, The minutes of April 5 and 12, 1967 were accepted as transcribed. USE PERMIT NO. 67-12 Applicant: Frederick Balding To permit the sale of mobile homes and their accessories in the C-4 Highway Commercial District. Located on the east side of Beach Boulevard, approximately 200 ft. north of Yorktown Avenue. Legal description on file in the Planning Department Office. The hearing was opened to the audience. Mrs. Baldino, representing the applicant, explained the request to the Board. There being no other comment, the hearing was closed to the audience. Board discussion followed. A MOTION. WAS MADE BY HARLOW AND SECONDED BY MANDRELL TO APPROVE USE PERMIT NO. 67-12 SUBJECT TO THE FOLLOWING CONDITIONS: 1. The site shall be improved in -accordance with -Article 979. 2. The subject request shall be limited to the paved area. 3. The existing block wall along the rear property line will provide adequate separation until such time as the remainder of the lot is developed. ROLL CALL VOTE: - AYES: Mandrell, Ferguson, Harlow. NOES: None 1 - ABSENT: None. THE MOTION CARRIED. AREA VARIANCE NO. 67-27 Applicant: Forbeck-Montgomery To allow the following: 1) A 5 ft. front yard setback in deviation to the required 15 ft.; 2) A 6 ft. rear yard setback in deviation to the required 10 ft.; (3) Projection of the second floor, open deck, to within 2 ft. of the front property line; 4) A waiver of the required 900 sq. ft. of open space; 5) A front entry garage to be setback 5 ft. from the front property line in deviation to the required 22 ft. setback; 6) To exceed the maximum lot coverage of 50%; 7) To allow architectural features to encroach into the required setback for architectural features. Located at 16868 Bayvie w Dr. and legally described as the SE4 of Lot 7, Block 412, Tract 21 and Lot 9 of Tract No. 5829. 4/19/67 Page No. 2 Minutes: Board of Zoning Adjustments Wednesday, April 19, 1967 The hearing was opened to the audience. Mr. Montgomery, the applicant, explained the reasons for the request. Dr. Soules, adjacent property owner, spoke in favor of the request. He questioned the possibility of constructing carports on the property line of his lot. Mr. Montgomery pointed out that the County has established criteria for development of the small lots in Sunset Beach and that this request conforms to the established criteria. It was the consensus of the Board that this variance should be continued for one week to enable them to contact the County and obtain a copy of the estab- lished criteria for development of lots within the area. There being no other comment, the hearing was closed to the audience. Further Board discussion followed. A MOTION WAS MADE BY HARLOW AND SECONDED BY FERGUSON TO CONTINUE AREA VARIANCE NO. 67-27 UNTIL APRIL 26, 1967. ROLL CALL VOTE: AYES: Mandrell, Ferguson, Harlow. NOES: None. ABSENT: None. THE MOTION CARRIED. AREA VARIANCE NO. 67-28 Applicant: Forbeck-Montgomery The Secretary informed the Board that Area Variance No. 67-28 was improperly advertised, therefore it will be readvertised for the next regular meeting. DIVISION OF LAND NO. 65-30 _ MISCELLANEOUS Applicant: Fernhill Homes The Secretary read a letter from F. B. Roane requesting that they not be required to dedicate or improve Warner Avenue or Green Street until the property is developed. Mr. Roane was present to further explain this matter to the Board. Board discussion followed. A MOTION WAS MADE BY HARLOW AND SECONDED BY MANDRELL TO AMEND DIVISION OF LAND NO. 65-30 WITH THE FOLLOWING CONDITIONS: 1. Green Street shall be dedicated along the entire 6601 of frontage on the west side of Lot Ro. 1. 2. An agreement shall be entered into with the City agreeing to install full street improvements to city standards along the south 150 feet of the west side of Lot 1 within 6 months after requested to do so by Department of Public Works. -2- 4/19/67 Page No. 3 Minutes: H.B. Board Wednesday, April 19, of Zoning Adjustments 1967 Improvements shall include street lights and street trees. Such agreement shall be guaranteed by good and sufficient surety. 3. Warner Avenue shall be dedicated and improved and Green Street shall be improved along the north 510 feet thereof at the time each parcel is developed. Improve- ments shall include street lights, street trees and street signs and shall be installed to City Standards. ROLL CALL VOTE: AYES: Mandrell, Ferguson, Harlow.
