MINUTES: The Minutes of April 19, 1967
were accepted as transcribed.
AREA VARIANCE NO. 67-31
Applicant: Forbeck-Montgomery
To allow the following: 1) A 5 ft.
setback from the channel in deviation to the required
10 ft. setback; 2) A"O" ft. setback for a portion of
the dwelling abutting a drainage easement and lot
line; 3) A walking deck to encroach 2 ft. into the
required 10 ft. setback. Located at the southeast
end of Bay View Drive. Legal on file..
The hearing was opened to the
audience.
Ron Montgomery, the applicant,
explained to the Board that there is confusion between
the property owners about the ownership of the abutting
drainage easement.
Lengthy discussion was held
regarding locating the carports on the property line.
It was the consensus of the Board
and Mr. Montgomery that the request should be continued
�;. to the next meeting to allow time for the property
owners to work out arrangements regarding ownership
of the drainage easement.
A MOTION WAS MADE BY HARLOW AND
SECONDED BY MANDRELL TO CONTINUE AREA VARIANCE NO.
67-31 TO MAY 10, 1967.

ABSENT: None.

USE PERMIT NO. 67-14
Applicant: Michael J. Major
To permit an automobile agency
in the C-4 Highway Commercial.District and to permit
the display of merchandise within the front 50 ft.
setback. Located on the west side of Beach Boulevard,
approximately 1,055 ft. south of Main Street. Legal
on file.

explained the request.
There being no other comment,
the hearing was closed to the audience.
Board discussion followed.
A MOTION WAS MADE BY HARLOW AND
SECONDED BY MANDRELL TO APPROVE USE PERMIT NO. 67-14
SUBJECT TO THE FOLLOWING CONDITIONS:
1. Beach Blvd. shall be fully improved to State
Standards at the time of development. Improve-
ments shall include street trees and street lights.
2. Water supply shall be through the City of Huntington
Beach's water system at the time said parcel is
developed.
3. Sewage disposal shall be through the City of
Huntington Beach's sewage system at the time
said parcel is developed.
4. Preliminary and final soil reports shall be
submitted by an approved private soils engineer
to the City prior to issuance of building permits.
5. All utilities shall be installed underground at
the time said parcel is developed.
6. The water, sewer, and fire hydrant system shall
be approved by the Department of Public Works
and Fire Department.
7. Off-street parking facilities including landscap-
ing arrangements, access, paving and striping
shall conform to Article 979•
8. A masonry wall shall be constructed along the
rear property line. The height of said wall
shall be such, that the top will be six (6)
feet above the highest ground surface within
twenty (20) feet of the common property line.
9. Driveway locations shall be approved by the
Traffic Engineer.
