MINUTES: The Minutes of April 26 and
27, 1967 were accepted as
transcribed.
AREA VARIANCE NO. 67-31
Applicant: Forbeck-Montgomery - Continued
To allow the following: 1) A 5 ft.
setback from the channel in deviation to the required
10 ft. setback; 2) A 1011ft. -;setback for a portion
of the dwelling abutting a drainage easement and lot
line; 3) A walking deck to encroach 2 ft. into the
required 10 ft. setback. Located at the southeast
end of Bay View Dr. Legal on file.
The hearing was opened to the
audience.
Ron Montgomery, the applicant,
informed the Board that the adjacent property owners
had come to an agreement as to the ownership of the
drainage easement between their lots. He also stated
that he received a letter from an adjacent property
owner explaining that he had no objections to the
proposed request. 71
It was the consensus of the
Board that deviations should not be made from the
guidelines set forth by the Orange -County Planning
Commission.
There being no other comment,
the hearing was closed to the audience.
Further Board discussion
followed.
A MOTION WAS MADE BY HARLOW
AND SECONDED BY FERGUSON TO APPROVE AREA VARIANCE
NO. 67-31 SUBJECT TO THE FOLLOWING CONDITION:
1. The carports shall be setback 3 ft. from the
drainage easement and lot line.

AYES: Ferguson, Harlow, Cook.
NOES: None.
ABSENT: None.

Applicant: Brite-Lice Neon
To allow a 240 sq. ft. detached sign
to be located within the front yard setback, in
deviation to the required 200 sq. ft. Located on the
southwest corner of Golden West Street and Edinger
Avenue. Legal on file.
The hearing was opened to the audience.
Charlene Dandes, representing Dr.
Hubbell, an adjacent property owner, addressed the
Board and objected to the proposed sign.
There being no further comment, the
hearing was closed to the audience.
Board discussion followed.
A MOTION WAS MADE BY HARLOW-AND
SECONDED BY COOK TO DENY AREA VARIANCE NO. 67-32
FOR THE FOLLOWING REASON:
1. The applicant failed to show sufficient justification
for the request.
ROLL CALL VOTE:
AYES: Ferguson, Harlow, Cook.
NOES: None.
ABSENT: None.
THE MOTION CARRIED.
PLOT PLAN AMENDMENT NO. 67-3
Applicant: The Metz Company
To allow traffic directory signs, the
total area of which will exceed the permissible sign
area, to be located at street entrances and within a
parking lot as shown on a plot plan on file in the
Planning Department Office. Located on the southeast
corner of Beach Blvd. and Newman Avenue. Legal on file.
The hearing was opened to the audience.
There being no one present to speak
for or against the matter, the hearing was closed.
It'was the consensus of the Board
that the signs were necessary to direct visitors to
the parking area.
Further Board discussion followed.

SECONDED BY FERGUSON TO APPROVE PLOT PLAN'AMENDMENT
NO. 67-3 FOR THE FOLLOWING REASONS:

1. The signs provide a public service.
2.. It is the opinion of the Traffic Engineer that
the signs are necessary.
