S; National Bank Building Huntington Beach, California Wednesday, May 24, 1967 BOARD MEMBERS PRESENT: John Mandrell, Richard Harlow, Sam Ferguson. BOARD MEMBERS ABSENT: None. PLOT PLAN AMENDMENT NO. 67-4 - continued Applicant: Shields Development Compapy To allow a plot plan amendment for Use Variance No. 66-65 for the purpose of adding a free stand- ing sign on Brookhurst Street and a curb cut on Yorktown Avenue.. Located at the northwest corner of Yorktown Avenue and Brookhurst Street. Legal description on file in the Planning Department Office. The hearing was opened to the audience. It was noted that this item was continued from the May 17 meeting to allow time for the applicant to deter- mine the exact size of the signs and to check with the Traffic Engineer as to the desirability of having an additional curb cut on Yorktown Avenue. Dick Schlesinger, representing the applicant, stated that the actual surface of the Winchell Sign consists of 105 sq. ft.-, and the 7-11 Sign will consist of 86.8 sq. ft. The Board noted that the signs conform to the requirements of the Cl Zone, for which they have a vari- ance. The Board pointed out that the Traffic Engineer reviewed the plan and felt the additional curb cut would not create any traffic problems. There being no other comment, the hearing was closed to the audience. Board discussion followed. A MOTION WAS MADE BY MANDRELL AND SECONDED BY HARLOW TO APPROVE PLOT PLAN AMENDMENT NO. 67-4 FOR THE FOLLOWING REASONS: 1. The'signs"would be permitted in a commercial zone and the applicant has a variance for a commercial use. 2. The Traffic Engineer sees no problem with the additional curb cut. ROLL CALL VOTE: AYES: Mandrel l; Fe"rgtison, Harlow. NOES: None. ABSENT: None THE MOTION CARRIED. 5/24/67 Page No. 2 Minutes: Board of Zoning Adjustments Wednesday, May 24, 1967 AREA VARIANCE NO. 67-33 Applicant: Evangelical Free Church To allow 5 directional signs for the purpose of directing traffic to a church on Florida Street in the C-4 Zone. Such signs will be located at the southwest corner of Beach Boulevard and Utica Street, northwest corner of Admas and Beach Boulevard, northeast corner of Adams Avenue and Flotida Street, southeast corner of Utica Avenue and Florida Street, and approximately 450' north of Adams Avenue on the west side of Beach Boulevard. Legal description on file in the Planning Department Office. The hearing was opened to the audience. Pauline Malone, adjacent property owner, spoke in opposition to the proposed request. Bob Barry and Bruce Chapman, representatives of the applicant, explained the re- quest to the Board. They stated that the signs were needed to direct people to the church. Dan McFarland, Building Depart- ment, stated that the City does not have any provisions in the code which will permit off -site: signs. There being no other comment, the hearing was closed to the audience. Board discussion followed. It was the consensus of the Board that the signs could be placed on the applicant's property. A MOTION WAS MADE BY HARLOW AND SECONDED BY FERGUSON TO DENY AREA VARIANCE NO., 67-33 FOR THE FOLLOWING REASONS: 1. The City has no provisions to allow off -site signs. 2. On -site signs can be constructed and oriented toward Beach Boulevard. ROLL CALL W TE: AYES:- Mandrell, Ferguson, Harlow. NOES: None. ABSENT: None. THE MOTION CARRIED.
