BOARD MEMBERS PRESENT: Paul Cook, Richard Harlow,
Sam Ferguson.
BOARD MEMBERS ABSENT: None.
DIVISION OF LAND NO. 67-21
Applicant: R.M. Galloway & Assoc.
To allow a division of land into
two separate parcels located at the SE corner of
Atlanta Avenue and Brookhurst Street. Legal description
on file in the Planning Department Office.

addressed the Board and explained the request. He
stated that the purchaser of the C-2 property needs
additional land to properly develop the property.

A MOTION WAS MADE BY HARLOW AND
SECONDED BY COOK TO APPROVE DIVISION OF LAND NO. 67-21
SUBJECT TO THE FOLLOWING CONDITIONS:
1. Atlanta Avenue and Brookhurst Street shall be
fully improved to City Standards at the time each
parcel is developed. Improvements shall include
street trees, street signs, and street lights.
2. All streets shall conform to City of Huntington
Beach Standards. Street sections shall be determined
by soil "R" value and traffic index.
3. Water supply shall be through the City of Huntington
Beach's water system at the time each parcel is
developed.
4. Sewage disposal shall be through the City of Huntington
Beach's sewage system at the time each parcel is".

5. The property shall participate in the local drainage
assessment district at the time each parcel is
developed.

6. Preliminary and final soil reports shall be submitted
by an approved private soils engineer to the City
prior to issuance of building permits.
7. All utilities shall be installed underground at the
time each parcel is developed.
8. The water, sewer, and fire hydrant system shall be
approved by the Department of Public Works and Fire
Department.
9. A parcel map shall be filed with the City and recorded.
The entire C-2 parcel shall be included as one lot
on the parcel map.
10. The Division of Land shall not be effective until
an agreement is signed and recorded agreeing to the
conditions listed above.

AREA VARIANCE NO. 67-45
Applicant: Aluma-Kool Awning Co.
To allow an open aluminum patio cover
to be constructed in the rear yard area causing a reduc-
tion of the required 900 sq. ft. of open space. Located
at 20871 Spindrift Lane and legally described as Lot 46
of Tract 5978•
The hearing opened to the audience.
There was no one present to speak
for or against the matter. The hearing closed.

It was noted by the Board that a code
amendment is being prepared by the Planning Staff to
allow this type of request.

67-45 FOR THE AFOREMENTIONED REASON.

AREA VARIANCE NO. 67-46
Applicant: Mal Shelstad
To permit a dwelling to be constructed
716" from the rear property line in deviation to the
required 10' rear yard setback. Located on the north
side of Atlas Drive, approximately 150 ft. west of
Sabre Lane and legally described as Lot 11 of Tract 5525•

A MOTION WAS MADE BY FERGUSON AND
SECONDED BY HARLOW TO APPROVE AREA VARIANCE NO. 67-46 FOR
THE FOLLOWING REASONS:
1. There is adequate rear yard area.
2. The rear yard setback is intended to provide separation
between adjoining uses and in this case the lot is
backed up to an arterial highway, which has a 6'
high wall for separation purposes.

AREA VARIANCE NO. 67-47
Applicant: C. W. Holliday
To permit existing 12' high concrete
block walls to remain at their present location along the
side and rear property lines for a distance of approximately
201. Located at 915 Florida Street and legally described
as Lot 8 of Block 906, Vista Del Mar Tract.
The hearing was opened to the
audience.

The Secretary read a petition
signed by 8 property owners stating they are in favor of
the proposed request.

A MOTION WAS MADE BY HARLOW AND
SECONDED BY COOK TO APPROVE AREA VARIANCE NO. 67-47
FOR THE FOLLOWING REASONS:
1. The walls were installed as walls for a detached
garage which was not completed and there is no method
for the Building Department to logically require
removal of the walls unless it causes a hazard to
the public.
2. A two story building has recently been constructed on
this lot 3 ft. from the property line, therefore
removal of the wall will not accomplish any benefit
to surrounding property.
