HUNTINGTON BEACH BOARD OF ZONING ADJUSTMENTS

USE PERMIT NO. 67-25
Applicant: Shirlene Sumrall
To allow a home occupation
for the use of a phone and/or mail order in conjunction
with an importing business. Located at 19062 Summerfield
Lane and legally described as Lot 5 of Tract No. 5766.
The hearing was opened to
the audience.
Mrs. Roberts, an adjacent
property owner, addressed the Board and stated her
objections to the proposed request. She also asked
various questions regarding the home occupation.
It was noted by the Board
that a request of this type is allowed by ordinance
if all the conditions for a home occupation are complied
with.
There being no other comment,
the hearing was closed to the audience.

AND SECONDED BY FERGUSON TO APPROVE USE PERMIT NO. 67-25
FOR THE FOLLOWING REASON:
1. This request complies with the ordinance regulating
home occupations.

DIVISION OF LAND NO. 67-22
Applicant: Regent Enterprises
To allow a division of land
into 2 separate parcels located on the west side of
Beach Blvd., approximately 440' north of the center
line of Talbert Avenue.
The hearing was opened to
the audience.
There being no one present
to speak for or against the matter, the hearing was
closed.

A MOTION WAS MADE BY
BELSITO AND SECONDED BY MANDRELL TO APPROVE DIVISION
OF LAND NO. 67-22 SUBJECT TO THE FOLLOWING CONDITIONS:
1. Beach Blvd. shall be fully improved to City and/or
State Standards -at the time each parcel is developed.
Improvements shall include street trees and street
lights.
2. Water supply shall be through the City of Huntington
Beach's water system at the time each parcel is
developed.
3. Sewage disposal shall be through the City of
Huntington Beach's sewage system at the time
each parcel is developed.
4. The property shall participate in the local
drainage assessment district at the time each
parcel is developed.
5. Preliminary and final soil reports shall•be sub-
mitted by an approved private soils engineer to
the City prior to issuance of building permits.
6. The water, sewer, and fire hydrant system shall
be approved by the Department of Public Works and
Fire Department.
7. A parcel map shall be recorded and filed with the
City.
8. The Division of Land shall not be effective until
an agreement is signed and recorded agreeing to
the conditions listed above.

Applicant: Charles H. Gorham
To permit a canopy and
mansard roof section to project 6' into the required
50' setback. Located on the southeast corner of
Garfield Avenue and Brookhurst Street and legally
described as Lot 1 of Tract No. 4305.
The hearing was opened
to the audience.
Mr. Gorham, the applicant,
addressed the Board and explained the reasons for the
request. He also distributed copies of the proposal
to the Board members.
There being no other
comment, the hearing was closed.

A MOTION WAS MADE BY FERGUSON
AND SECONDED BY BELSITO TO APPROVE AREA VARIANCE NO.
67-52 WITH THE FOLLOWING CONDITION:
1. This encroachment shall be limited to the shops
shown on the plot plan.
FOR THE FOLLOWING REASONS:
1. The encroachment will not interfere with the adjoin-
ing commercial use.
2. The proposal is bordered on the east by Rl with
reduced setbacks.
3. It is compatible with, and esthetically pleasing
to the surrounding neighborhood.

Located at 20662 Elizabeth Lane and legally described
as Lot 25 of Tract 5717.
The hearing was opened to the
audience.
Mr. and Mrs. J. C. Weaver,
owners of the property involved, explained the request
to the Board.
It was noted by the Board that
a code amendment allowing this type of requirement -is
being initiated and will soon be in effect.
There being no other comment,
the hearing was closed.

Lot 160 of Tract No. 5481.

speak for or against the matter, the hearing was closed.

A MOTION WAS MADE
BY FERGUSON AND SECONDED BY BELSITO TO APPROVE AREA VARIANCE
NO. 67-54 FOR THE FOLLOWING REASONS:
1. It is architecturally compatible and will add to the
esthetic value of the home and the subdivision.
2. A 6' high wall is allowed, except in the 5' side yard
setback.
3. This proposal does not interfere with the adjoining
property owner's rights.
