BOARD MEMBERS PRESENT: Richard Harlow, Sam Ferguson,
John Mandrell.
BOARD MEMBERS ABSENT: None.
MINUTES: The Minutes of August 23 were
accepted as transcribed and
mailed by the Secretary.
USE PERMIT NO. 67-33
Applicant: Thomas Depner
To allow the design, develop-
ment and retailing of Dune Buggy Accessories in the
C-4 Highway Commercial District. Located on the
east side of Beach Boulevard, approximately 330 ft.
south of Blaylock Drive. Legal description on file
in the Planning Department Office.
The hearing was opened to
the audience.
Mr. Depner, the applicant,
explained the request to the applicant. He stated
that the business will consist of retailing dune
buggys and accessories as well as engineering design
and development. He also explained that this operation
will be similar to an auto parts shop.
The suggested conditions of
approval were reviewed.

A MOTION WAS MADE BY FERGUSON
AND SECONDED BY MANDRELL TO APPROVE USE PERMIT NO.
67-32 SUBJECT TO THE FOLLOWING CONDITIONS:
1. Beach Blvd. shall be fully improved to City and
State Standards. Improvements shall- include street
trees, street signs, and street lights.
2. Water supply shall be through the City of Huntington
Beach's water system at the time said parcel is
developed.
3. Sewage disposal shall be through the City of
Huntington Beach's sewage system at the time
said parcel is developed.
4. The property shall participate in the local
drainage assessment district at the time said
parcel is developed.
5. The water, sewer, and fire hydrant system shall
be approved by the Department of Publi6 Works
and Fire Department.
6. Off-street parking facilities including landscap-
ing, arrangement, access, paving and striping

shall conform to Article 979 and applicable
ordinances.

AREA VARIANCE NO. 67-59
Applicant: Acme Awning Construction Co.
To allow a room addition to be constructed
7 ft. from the rear property line in deviation to
the required 10 ft., thereby causing a reduction of
the required 900 sq. ft. of open space. Located at
5971 Franmar Circle and legally described as Lot 96
of Tract No. 4243.
The hearing was opened to the audience.
Mr. Struss, representing the applicant,
explained the reasons for the request.
It was noted by the Board that a
request of this type has never been approved unless
the parcel was abutting open land. They also
stated that there would not be sufficient separation
between dwellings.
'There being no other comment, the
hearing was closed to the.audience.

A MOTION WAS MADE BY MANDRELL AND
SECONDED BY HARLOW TO DENY THE 7' ENCROACHMENT
INTO THE REAR YARD AND TO PERMIT REDUCTION OF THE
OPEN SPACE TO 880 SQ. FT.

AREA VARIANCE NO. 67-60
Applicant: C. Blumberg
To waive the necessary landscaping
requirements of Article 979 on a proposed addition
to a service station. Located on the -northeast
corner of Adams Avenue and Brookhurst Street. Legal
description on file inthe Planning Department Office.
The hearing was opened to the audience.
Mr. Blumberg, the applicant, explained
the reasons for the request.
It was noted by the Board that the
applicant should re -submit a plot plan showing
more detail regarding landscaping and the parking
layout.

NO. 67-60 UNTIL SEPTEMBER 6, 1967.

To allow the 22' setback

the sidewalk in lieu of the front property line.
Located on the west side of Bushard St.} approximately
11030 ft. south of Adams Auenue. Legal description
on file in the Planning Department Office.
The hearing was opened to
the audience.
Norm Blume, representing
the applicant, explained the request and showed
displays of the proposal.
It was noted by the Board
that this request should be continued for on -site
investigation.
There being no other comment,
the hearing was closed to the audience.
