HomeMy WebLinkAbout1967-09-07MINUTES HUNTINGTON BEACH BOARD OF ZONING ADJUSTMENTS SPECIAL MEETING Conference Room, Civic Center Huntington Beach, California Thursday, September 7, 1967 BOARD MEMBERS PRESENT: John Mandrell, Sam Ferguson, Richard Harlow. BOARD MEMBERS ABSENT: None. AREA VARIANCE NO. 67-63 Applicant: Deane Properties To permit reduction of abutting side yard setbacks to zero and to allow construction of common walls on Lots 7, 81 17, 18, 19, 20, 117, 118, 131 and 132 of Tract No. 5755• Located on the west side of Bushard Street, approximately 1,030 feet south of Adams Avenue. The hearing was opened. Norm Blume, representing the applicant, explained the request. Board discussion followed. A MOTION WAS MADE BY MANDRELL AND SECONDED BY FERGUSON TO APPROVE AREA VARIANCE NO. 67-63 SUBJECT TO THE FOLLOWING CONDITIONS: 1. Each house shall have it's own masonry wall which shall be separated by an air space. 2. The CC&R's shall be amended to provide for this type of situation. The amendment shall be approved by the Planning Department and City Attorney's Office. FOR THE FOLLOWING REASONS: 1. The request is within an area that has an approved variance to have one side yard reduced to "0" and this situation will only amount to the reduction occuring along a common property line in 6 instances. 2. Existing conditions which include underground easements and an uneven lot count on each block are such that a variance is necessary. ROLL CALL VOTE: AYES: Mandrell, Ferguson, Harlow.
