BOARD MEMBERS PRESENT: Richard Harlow, Dan McFarland,
John Mandrell.
BOARD MEMBERS ABSENT: None.
USE PERMIT NO. 67-38
Applicant: Sharon Bradley
To allow a home occupation for the
use of a phone in conjunction with a parking lot maintenance
business. Located at 9042 Pioneer Drive and legally des-
cribed as Lot 28 of Tract No. 4493.
The hearing was opened to the
audience.
Don Bradley, representing the appli-
cant, addressed the Board and explained the request. He
stated that the ordinance regulating home occupations will
be complied with.
There being no other comment, the
hearing closed.
A MOTION WAS MADE BY HARLOW AND
SECONDED BY MCFARLAND TO APPROVE USE PERMIT NO. 67-38.
ROLL CALL VOTE:
AYES: Mandrell, Harlow, McFarland.
NOES: None.
ABSENT: None.
THE MOTION CARRIED.
AREA VARIANCE NO. 67-69
Applicant: James Keefe
To allow an open patio cover to be
constructed 61 from the rear property line in deviation to
the required 10' rear yard setback causing a reduction of
the 900 sq. ft. of open space. Located at 4172 Trumbull Drive
and" -iegally' described as' Lot 244 of Tract No. 5360.
The hearing was opened.
There being no one present to speak
for or against the matter, the hearing was closed.

A MOTION WAS MADE BY HARLOW AND SECONDED
BY MANDRELL TO APPROVE AREA VARIANCE NO. 67-69 FOR THE FOLLOWING
REASON:
1. A proposed code amendment has been initiated which will allow
this type request.
ROLL CALL VOTE:
AYES: Mandrell, McFarland, Harlow.
NOES: None
ABSENT: None
THE MOTION CARRIED.
AREA VARIANCE NO. 67-70
Applicant: Huntington Harbour Corp.
To allow a 51 front yard setback in
deviation to the required 15' front yard setback. Located at
16722 Wanderer Lane and legally described as Lot 154 of Tract,
No. 5481.
The hearing was opened to the audience.
Dr. and Mrs. Daniels, adjacent property
owners, addressed the Board and objected to the proposed request.
Mr. Capps, representing the applicant,
explained the reasons for the request.
There being no other comment, the
hearing was closed.
Board discussion followed.
A MOTION WAS MADE BY MANDRELL AND
SECONDED BY HARLOW TO DENY AREA VARIANCE NO. 67-70 FOR THE
FOLLOWING REASON:
1. The applicant failed to show sufficient hardship.

ABSENT: None.
THE MOTION CARRIED.
DIVISION OF LAND NO. 67-29
Applicant: Robert Stellrecht
To allow a division of land into 5
separate parcels located on the northeast corner of "B" Street
and Blaylock Drive. Legal description on file in the Planning
Department Office.
Ron Winterburg of Valley Consultants,
answered various questions pertaining to the proposal.
It was the consensus of the Board to
continue Division of Land No. 67-29 to allow time to determine
if this application should have been 'f iled as a subdivision or
if a bond could be posted to satisfy the Subdivision Map Act
requirements that street improvements be installed.

ADMINISTRATIVE REVIEW NO. 67-3
Applicant: Huntington Harbour Corp.
To permit a move -in building
to be used as a sales office and administrative building.
The Board reviewed the matter.

SECONDED BY MANDRELL TO APPROVE ADMINISTRATIVE REVIEW
NO. 67-3.
