National Bank Building Huntington Beach, California Wednesday, October 11, 1967 Richard Harlow, Paul Cook, Sam Ferguson. None. To allow the construction of an aluminum patio sunshade structure in the rear yard area causing a reduction of the required 900 sq. ft. of open space. Located at 20771 Mission Lane and legally described as Lot 14 of Tract No. 6028. The hearing was opened to the audience. There being no one present to speak for or against the matter, the hearing was closed. It was noted by the Board that a proposed code amendment is being initiated to allow this type of request. THE MOTION CARRIED. USE PERMIT NO. 67-40 Applicant: Norman Seeley To allow a home occupation for the purpose of conducting a mail order business. Located at 21691 Impala Lane and legally described as Lot 76 of Tract No. 5661. The hearing was opened to the audience. There was no one present to speak for or against the matter. Located at 17362 Jacquelyn Lane and legally described as Lot 11 of Tract No. 4091. .`The hearing was opened. There being no one present to speak for or against the matter,the hearing was closed. It was noted by the Board that the applicant could comply with the ordinance regulating home occupations. Board discussion followed. USE PERMIT NO. 67-42 Applicant: Richard Sweig To permit the establishment and operation of a Reading Guidance Clinic and the duplica- tion of audio tapes in the C-4 Highway Commercial District. Located on the east side of Beach Boulevard, approximately 1195 ft. north of'Atlanta Avenue, Huntington Beach. Legal description on file in the Planning Department Office. The hearing was opened. Mr. Sweig, applicant, addressed the Board and explained the request. There being no other comment, the hearing was closed. Board discussion followed. DIVISION OF LAND NO. 67-29 - continued; Applicant: Robert Stellrecht To allow a division of land .into 5 separate parcels located on the northeast corner of "B" Street and Blaylock Drive. Legal description on file in the Planning Department Office. There was no one present to speak for or against the matter. Board discussion followed. It was noted that inasmuch as the applicant proposed to create5separate lots a ruling should be obtained from the City Attorney's Office as to whether or not the application should be processed as a subdivision. DIVISION OF LAND NO. 67-30 Applicant: Voorheis-Trindle-Nelson To allow a division of land into 2 separate -parcels located on the south side of Atlanta Avenue, approximately 200 ft. east of Beach Boulevard. Jerry King, the developer, Board discussion followed - A MOTION WAS K1ADE BY HARLOW AND SECONDED BY FERGUSON TO APPROVE DIVISION OF LAND NO. 67-30 SUBJECT TO THE FOLLOWING CONDITIONS: - 1. Atlanta Avenue and the frontage road along Beach Boulevard shall be dedicated and fully improved to City and/or State Standards at the time each parcel is developed. Street sections shall be determined by soil "R" value and traffic index. 3. Water supply shall be through the City of Huntington Beach's water system at the time each parcel is developed. , 4. The property shall participate in the local drainage assessment district at the time each parcel is developed. 6. Preliminary and final soil reports shall be submitted by an approved private soils engineer to the City prior to issuance of building permits. 7. The flood control channel shall be fenced to Flood Control District Standards and City Standards at the time each parcel is developed. 8. All utilities shall be installed underground at the time each parcel -is developed. 9. The water, sewer, and fire hydrant system shall be approved by the Department -of Public Works and Fire Department. 10. A parcel map shall be filed with the City and recorded. 11. Legal description on file in the Planning Department Office. The proposed division of land was discussed by Jerry King, the developer, and the Board members. A MOTION WAS MADE BY FERGUSON AND SECONDED BY HARLOW TO APPROVE DIVISION OF LAND NO. 67-31 SUBJECT TO THE FOLLOWING CONDITIONS: 1.
