National Bank Building Huntington Beach, California Wednesday, October 25, 1967 Richard Harlow, Sam Ferguson, John Mandrell. BOARD MEMBERS ABSENT: None. AREA VARIANCE NO. 67-76 Applicant: Morris Grayson To allow a room addition to be constructed 8 ft. from the rear property line in deviation to the required 10 ft. rear yard setback. Located at 9461 Tiki Circle, Huntington Beach and legally described as Lot 52 of Tract No. 3903. The hearing was opened to the audience. Morris Grayson, the applicant, addressed the Board and stated that the addition is a room and not a patio. He also explained that the exterior of the addition will be the same as the house. There being no other comment, the hearing was closed to the audience. Board discussion followed. It was noted that any encroachment closer than 10 ft. to the rear property line is against the City policy and ordinances. and unless sufficient justifica- tion is given the application could not be -approved. It was further noted by the Board that the request does cause a reduction of the required open space. However, 700 sq. ft. of open space will be provided in one yard area and that his side yard will have a width of 13 ft., which compensates for the loss of open space. A MOTION WAS MADE BY MANDRELL AND SECONDED BY HARLOW TO APPROVE AREA VARIANCE NO. 67-76 SUBJECT TO THE FOLLOWING CONDITION: 1. A 10 ft. rear yard setback shall be provided. FOR THE FOLLOWING REASON: 1. The applicant is providing 700 sq. ft. of open space; also the side yard will have a width of 13 ft. ROLL CALL VOTE: AYES: Mandrell, Harlow, Ferguson.
