HUNTINGTON BEACH BOARD OF ZONING ADJUSTMENTS

The Chairman explained that
this item and.the next two items on the Agenda were
similar requests which pertain to the same area. He
suggested that the hearing be opened to the audience
on all three items.
The hearing was opened to the
audience on Area Variance Nos. 67-72, 67-73 and 67-74.
Dale Dunn, Manager of the
Huntington Beach Chamber of Commerce, addressed the
Board and requested that the variance requests be
referred to the Planning Commission for action and that
modification of the ordinance regarding use of the 50 ft.
setback be considered to allow greater flexibility.
Mr. Harlow suggested that the
requests be continued to a later date because other
variances of this type will be filed and all should be
discussed at the same time. He also suggested that the
matter regarding use of the 50 ft. setback be referred
to the Planning Commission for hearing and decision and
that the resulting code amendment could be used as a
basis for the Board's action.
Donald Harwood, Attorney,
representing Groth Chevrolet, addressed the Board and
asked various questions regarding the continuance.
It was suggested that anyone
applying for exceptions to the 50 ft. setback requirement
be notifiedof the time the matter will be considered by
the Planning Commission.
There being no Ether comment,
the hearing was closed on all three items.

Applicant: Mobile World
To allow storage and/or display
of Mobile Homes and Travel Trailers within the front 50 ft.
setback area in the C-4 Highway Commercial District. Lo-
cated on the east side of Beach Boulevard, approximately
230 ft. north of Yorktown Avenue. Legal -Description on

Jim Crowl, representing the applicant,
reviewed the suggested conditions of approval and agreed
to them.

A MOTION WAS MADE BY FERGUSON AND
SECONDED BY HARLOW TO APPROVE DIVISION OF LAND NO. 67-33
SUBJECT TO THE FOLLOWING CONDITIONS:
1. Gothard Street and Edinger Avenue shall be dedicated
and fully improved to City Standards at the time each
parcel is developed. Improvements shall include street
signs, and street lights.
2. Water supply shall be through the City of Huntington
Beach's water system at the time each parcel is developed.

3. Sewage disposal shall be through the City of Huntington
Beach's sewage system at the time each parcel is developed.
4. The property shall participate in the local drainage
assessment district at the time each parcel is developed.
5. Preliminary and final soil reports shall be submitted
by an approved private soils engineer to the City prior
to issuance of building permits.
6. The Railroad Right-of-way shall be fenced to City Stand-
ards at the time said parcels are developed.
7. All utilities shall be installed underground at the time
each parcel is developed.
8. The water, sewer, and fire hydrant system shall be
approved by the Department of Public Works and Fire
Department.
9. Fire alarm system conduit and appurtenances shall be
installed by the developer at locations and to specifica-
tions provided by the Fire Department.
10. A parcel map shall be filed with the City•and recorded.
11. The Division of Land shall not be effective until an
agreement is signed and recorded agreeing to the con-
ditions listed above.

required 900 sq. ft. of open space. Located at 14971 Sabre
Lane and legally described as Lot 29 of Tract No. 5526.
The hearing was opened to the
audience.
There being no one present to.
speak for or against the matter, the hearing was closed
to the audience.
It was noted by the Board that
a code amendment has been initiated by the Planning Commis-
sion to allow this type of request.

Applicant: Tri-Delta Construction Co.
To allow a wooden patio cover and door
awning to be constructed 6' from the rear property line in
deviation to the -required 10' rear yard setback. --Located
at 10051 Spar Circle and legally described as Lot 20 of
Tract No.6247.
The hearing was opened to the audience.
There being no one present to speak -
for or against the matter, the hearing was closed.

code amendment has been initiated by the Planning Com-
mission to allow this type -of request. -

SUBJECT TO THE,FOLLOWING CONDITION:

for fully ventilated insect screen.

AREA VARIANCE NO. 67-77
Applicant: Pete King Corporation
To permit waiver of the separation
wall required between property used for commercial
purposes and property zoned for residential purposes.
Located on the north side of Warner Avenue, approximately
1400 feet west of Goldenwest Street. A legal description
is on file in the Planning Department Office.
The hearing was opened to the audience.
Gerry Comer, representing the applicant,
addressed the Board, and stated that the adjacent property
is zoned RA, a transitional zone which will be ultimately
changed to permit some other use. He also stated that the
level of adjacent property is below the subject property,
therefore, it would require fill or construction of a
retaining wall which will be quite costly. Mr. Comer
felt that construction of the wall at this time would not
accomplish anything especially when the use of the abutting
land is unknown. Mr. Comer further explained that they
have no objection to constructing the wall when the abutting
land develops.

directed to do so by the City.
