National Bank Building Huntington Beach, California Wednesday, November 8, 1967 BOARD MEMBERS PRESENT: John Mandrell, Sam Ferguson, Richard Harlow BOARD MEMBERS ABSENT: None AREA VARIANCE NO. 67-80 Applicant: Anthony'Bartoli To permit a 41 exterior side yard setback; garages entered off an alley setback 61; garages entered directly off a street setback 41; waive 10' alley corner cut-off; 8 garages facing a street with 125' of property frontage. Located on the southeast corner of Walnut Avenue and 8th Street and legally described as Lots 20, 22, 24, 26, and 28 of Huntington Beach Tract, Block 107. The hearing was opened to the audience. Anthony Bartoli, the applicant, explained the request to the Board. He stated that there is 14;687'sq. ft. of lot area on which he will construct 15 units. He also stated that he felt the setbacks are too severe for this size lot. It was pointed out that an"ordinance was adopted in 1964 changing the standards"for all residential districts. Board discussion followed regarding revising the plot plan to comply with the 'ordinance. It was also noted by the Board that there is an unusual'situation on this property in which the -side yard is greater than the front. This situation should be corrected. There being no other comment, the hearing was closed to the audience. It was the consensus of the Board that this matter should be continued to a later date to a-11ow the -applicant time to revise the plot plan in an attempt to meet the -ordinance. A MOTION WAS MADE BY HARLOW AND SECONDED BY MANDRELL TO CONTINUE AREA VARIANCE NO. 67-80 TO NOVEMBER 22, 1967. ROLL CALL VOTE: AYES: Mandrell, NOES: None ABSENT: None THE MOTION CARRIED. Board of Zoning Adjustments Wednesday, November 8, 1967 Page No. 2 AREA VARIANCE NO. 67-81 Applicant: John Kasser To allow a room addition to be constructed in the rear yard causing a reduction of the required 900 sq. ft. of open space. Located at 9192 Rhodesia Drive, Huntington Beach and legally described as Lot No. 48 of Tract No. .5251. The hearing was opened to the audience. Mr. Kasser, applicant, addressed the Board and explained the'request. He stated that there is a total of 1250 sq. ft. of open space in the yard area; however, only 675.sq. ft. has a minimum dimension of 20 ft. He further explained that the exterior side yard is fenced and that the area is used as a separate patio area. There being no other comment, the hearing was closed. A MOTION WAS MADE BY HARLOW AND SECONDED BY FERGUSON TO APPROVE AREA VARIANCE NO. 67-81 FOR THE FOLLOWING REASONS: 1. There is sufficient open space. provided, therefore the intent of the ordinance is maintained. ROLL CALL VOTE: ti AYES: Mandrell, Ferguson, Harlow NOES: None ABSENT: None THE MOTION CARRIED. USE PERMIT NO. 67-41a Applicant: George Zahler To allow 20''apartment units to be constructed on Lots No. 3 and 4 of Tract No. 6209, in the R-3 Limited Multiple Family Residenqe District. Located on the west side -of Malaga Lane, 176 ft. south of Stark Street. to the audience. The hearing was opened Mr. Zahler, applicant, addressed the Board and stated that he is complying with the ordinance on all respects. Discussion followed regarding trash pick-up facilities for the proposed apartments. There being no further comment, the hearing was closed. -2- 11/8/67 Minutes: H.B. A MOTION WAS MADE BY MANDRELL AND SECONDED BY HARLOW TO APPROVE USE PERMIT NO. 67-41a SUBJECT TO THE FOLLOWING CONDITION: 1. Trash pick-up facilities shall be located along the alley. ROLL CALL VOTE: AYES: Mandrell, Ferguson, Harlow. NOES: None ABSENT: None THE MOTION CARRIED. DIVISION OF LAND NO. 67-34 Applicant: Huntington Harbour Corp. To allow minor adjustments in lot lines between two separate lots located on the south side of Barnstable Circle, approximately 300 ft. south- east of Humboldt Drive. Legal description on file in the Planning Department Office. The Board discussed the matter. A MOTION WAS MADE BY HARLOW AND SECONDED BY FERGUSON TO APPROVE DIVISION OF LAND NO. 67-34 SUBJECT TO THE FOLLOWING CONDITION: 1. A parcel map shall be filed with the City and recorded. ROLL CALL VOTE: AYES: Mandrell, Ferguson, Harlow. NOES: None. ABSENT: None. THE MOTION CARRIED. COMMUNICATION: County Variance No. 5983. The proposed request was discussed by the Board members. A MOTION WAS MADE BY FERGUSON AND SECONDED BY MANDRELL TO INSTRUCT THE PLANNING DEPART- MENT TO WRITE A LETTER TO THE ORANGE COUNTY PLANNING DOMMISSION RECOMMENDING THAT COUNTY VARIANCE NO. 5983 BE APPROVED SUBJECT TO THE FOLLOWING CONDITION: 1. The variance shall comply with the standards recommended in the Sunset-Beach-Surfside Study. ROLL CALL VOTE: AYES: Mandrell, Ferguson, Harlow. NOES: None.
