National Barak Building Huntington Beach, California Wednesday, November 22, 1967 BOARD MEMBERS PRESENT: John Mandrell, Sam Ferguson, Richard Harlow. BOARD MEMBERS ABSENT: None MINUTES: The minutes of October 18, 25 and November 1, 1967 were accepted as transcribed and mailed by the Secretary. AREA VARIANCE NO. 67-80 Applicant: Anthony Bartoli To permit a 4' exterior side yard setback; garages entered off an alley setback 61; garages entered directly off a street setback 41; waive 10' alley corner cut-off; 8 garages facing a street with 125' of property frontage. Located on the southeast corner of Walnut Avenue and 8th Street and legally described as Lots 20, 22, 24, 26, 28 of Huntington Beach Tract, Block 107. It was noted that the applicant has contacted the Building Department and stated that he is revising his plot plan, but needs more time to do so. Board discussion followed. A MOTION WAS MADE BY HARLOW AND SECONDED BY FERGUSON TO CONTINUE AREA VARIANCE NO. 67-80 UNTIL NOVEMBER 29, 1967. ROLL CALL VOTE: AYES: Mandrell, Ferguson, Harlow NOES: None ABSENT: None THE MOTION CARRIED. AREA VARIANCE NO. 67-85 Applicant: Long Beach Neon Co. To allow a 110 sq.it. detached sign to be located within the 50 ft. front yard setback in deviation to'the maximum sign area of 96 sq. ft. Located on the west side of Beach, approximately 550 ft. south of Warner Avenue. Legal description on file in the Planning Department Office. The hearing was opened to the audience. Henry Smith, representing Long Beach Neon Co., addressed the Board and explained the reasons for the request. 11/22/67 Minutes: H.B. There being no other comment, the hearing was closed to the audience. It was noted by the Board that the size of the sign could be reduced to conform to the ordinance. Board discussion followed. A MOTION WAS MADE BY HARROW AND SECONDED BY MANDRELL TO DENY AREA VARIANCE NO. 67-84 FOR THE FOLLOWING REASON: 1. The applicant can reduce the size of the sign to conform to the ordinance. ROLL CALL VOTE: AYES: Mandrell, NOES: None ABSENT: None- THE MOTION CARRIED. Ferguson, Harlow AREA VARIANCE NO. 67-86 Applicant: Tri-Delta Construction Co. To allow construction of a patio cover within the rear yard area causing a reduction of the required 900 sq. ft. of open space. Located at 14951 Sabre Lane and legally described as Lot No. 30 of Tract No. 5526. The hearing was opened to the audience. There being no one present to speak for or against the matter, the hearing was closed. Board discussion followed. It was noted by the Board that a code amendment has been approved by the Planning Commission allowing this type of request. A MOTION WAS MADE BY FERGUSON AND SECONDED BY MANDRELL TO APPROVE AREA VARIANCE NO. 67-86 FOR THE AFOREMENTIONED REASON. Board of Zoning Adjustments Wednesday,•November 22, 1967 Page No. 3 AREA VARIANCE NO. 67-87 Applicant: Henry Jett To allow a room addition to be constructed between a main dwelling and a detached garage causing the rear yard setback for the main dwelling to be reduced to six feet. Located at 17691 Baxter Circle and legally described as Lot No. 61 of Tract No. 5368. The hearing was opened to the audience. Mr. Jett, the applicant, addressed the Board and stated that the subject property is on a corner and the abutting property owners do not object to the request. He also stated that the design and materials of the addition will be the same as the house. the hearing was closed. _There being no other comment, Board discussion followed. A MOTION WAS MADE BY FERGUSON AND -SECONDED -BY HARLOW TO APPROVE AREA VARIANCE NO. 67-87 FOR THE FOLLOWING REASON: 1. The intent of the ordinance will still be maintained, because it does not change the setback from the rear lot line. ROLL CALL VOTE: AYES: Mandrell, NOES: None ABSENT: None THE MOTION CARRIED. Ferguson, Harlow AREA VARIANCE NO. 67-88 Applicant: Tri-Delta Constr. Co. To allow two wooden patio covers to be constructed 8' from the rear property line in deviation to the required 10' rear yard setback. Located at 3922 Finisterre Drive and legally described as Lot No..72 of Tract No. 5132. The hearing was opened to the audience. Mr. Jett, the applicant, addressed the Board and stated that the subject property is on a corner and the abutting property owners do not object to the request. He also stated that the design and materials of the addition will be the same as the house. There being no other comment, the hearing was closed. -3- 11/22/67 Minutes: H.B. A MOTION WAS MADE BY FERGUSON AND SECONDED BY HARLOW TO APPROVE AREA VARIANCE NO. 67-88 FOR THE FOLLOWING REASON: 1. The intent of the ordinance will still be maintained because it does -not change the setback from the rear lot line. ROLL CALL VOTE: AYES: Man.drell, Harlow, Ferguson NOES: None ABSENT: None THE MOTION CARRIED. ADMINISTRATIVE REVIEW NO. 67-5 Applicant: Washington Capitol Co. To permit a temporary on -site construction and leasing trailer. Located east of Beach Boulevard, 330 ft. south of Ellis Avenue. The Board reviewed the proposed request. A MOTION WAS MADE BY FERGUSON AND SECONDED BY HA.RLOW TO APPROVE ADMINISTRATIVE REVIEW NO. 67-5 SUBJECT TO THE FOLLOWING CONDITION: 1. The applicant shall comply with Section 9730.25.3 of the Huntington Beach Ordinance Code. ROLL CALL VOTE: AYES: Mandrell, Ferguson, Harlow NOES: None ABSENT: None THE MOTION CARRIED. ichard A.
