Applicant: Rick Baldino's Mobile World
The Chairman explained that
this item and the next two items on the Agenda were
similar requests which pertain to the same area.
He suggested that thebearing be opened to the
audience on all three items.
The hearing was opened to
the audience on Area Variance Nos. 67-72, 67-73 and
67-74.
There being no one present
to speak for or against the matter, the hearing was
closed to the audience.
The Secretary explained that
no decision has been made by the Planning Commission,
so the proposed requests should be continued to a
later date.

USE PERMIT NO. 67-43
Applicant: Dike & Colegrove, Inc.
To allow the construction
of a shopping center in the proposed C-4 Highway
Commercial District. Located on the southeast corner
of Brookhurst Street and Garfield Avenue. Legal
description on file in the Planning Department Office.
The hearing was opened to
the audience.
Mr. Twitchell, representing
the applicant, reviewed the suggested conditions of
approval and agreed to them.
There being no other comment,
the hearing was closed to the audience.

A MOTION WAS MADE BY C00&
AND SECONDED BY HARLOW TO APPROVE USE PERMIT NO. 67-43
SUBJECT TO THE FOLLOWING CONDITIONS:
1. Garfield Avenue and Brookhurst Street shall be
fully improved to City Standards. Improvements
shall include street trees, street signs, and
street lights.
2. Water supply shall be through the City of Hunting-
ton Beach's water system.
3. Sewage disposal shall be through the City of
Huntington Beach's sewage system.
4. The property shall participate in the local
drainage assessment district.
5. Preliminary and final soil reports shall be
submitted by an approved private soils engineer
to the City prior to issuance of building permits.
6. All utilities shall be installed underground at
the time said parcel is developed.
7. The water, sewer, and fire hydrant system ,.shall
be approved by the Department of Public Works and
Fire Department.
8. Fire alarm system conduit and appurtenances shall

speeifVicat oris-,provided by the Fire, Department.
9. Off-street parking facilities including landscap-
ing, arrangement, access, paving and striping
shall conform to Article 979•
10. No structures, otherthan those shown on the
approved plot plan, shall be constructed within
the project.
11. A masonry wall shall be constructed along east
and south property lines. The height of said
wall shall be such, that the top will be six (6)
feet above the highest ground surface within

twenty (20) feet of the common property line.
12. Use Permit No. 67-43 shall become effective when
the C-4 zoning of the property becomes final.

PLOT PLAN AMENDMENT NO. 67-6
Applicant: Huntington Beach Church of the Nazarene
To allow a plot plan amendment
for Use Permit No. 66-16 for the purpose of allowing
a pole sign identifying the Huntington Beach Church
of the Nazarene. Located south of Constantine Drive,
approximately 135 feet east of Carolyn Street. Legal
description on file in the Planning Department Office.

the audience.
Reverand Brickly, represent-
ing the Church explained the reasons for the request.
Discussion followed regarding
relocation of the signs.
There being no other comment,
the hearing was closed.
Further Board discussion
followed.

AND SECONDED BY COOK TO APPROVE PLOT PLAN AMENDMENT
NO. 67-6.

AREA VARIANCE NO. 67-89
Applicant: Central Baptist Church
To permit the waiver of a
32" high block wall required by the Huntington Beach
Ordinance Code for the off-street parking area.
Located on the north side of Warner Avenue, approximately
1630 ft. west of Beach Blvd. Legal description on
file in the Planning Department Office.
The Secretary informed the
Board that this variance had been improperly ad-
vertised, therefore, the matter must be readvertised.
