HUNTINGTON BEACH BOARD OF ZONING ADJUSTMENTS

BOARD MEMBERS PRESENT: John Mandrell, Sam Ferguson,
Richard Harlow.
BOARD MEMBERS ABSENT: None.
MINUTES: The Minutes of November 8 and 15
were accepted as transcribed and
mailed by the Secretary.
AREA VARIANCE NO. 67-89a
Applicant: Central Baptist Church
To permit temporary waiver of
the separation wall requirements on property located on
the north side of Warner Avenue, approximately 1630 ft.
west of Beach Boulevard. Legal description on file in
the Planning Department Office.
The hearing was opened to the
audience.
Reverend Nutting, representing
the applicant, explained the reasons for the request.
He stated that the Church is in the process of buying
additional property and until such time they are able
to buy said property, they are requesting to waive
the requirement of the separation wall.
There being no other comment,
the hearing was closed.
Board discussion followed.
A MOTION WAS MADE BY FERGUSON
AND SECONDED BY HARLOW TO APPROVE AREA VARIANCE NO.
67-89a SUBJECT TO THE FOLLOWING CONDITIONS:
1. The variance shall be null and void July 1, 1969.
2. The requirement of the separation wall shall be
met prior to July 1, 1969 in the event the ultimate
property lines are determined.
ROLL CALL VOTE:
AYES: Mandrell, Ferguson, Harlow.
NOES: None.
ABSENT: None.
THE MOTION CARRIED
COMMUNICATION: The Secretary read a communi-
cation submitted by the Orange
County Planning Commission regarding County Variance
No. 5993, which would allow the establishment of a
single family dwelling with an attached garage having
less than the required width in the R4 "Suburban Resi-
dential" District.
The Board reviewed the request.

A MOTION WAS MADE BY HARLOW AND
SECONDED BY FERGUSON TO INSTRUCT THE PLANNING
DEPARTMENT TO WRITE A LETTER TO THE ORANGE COUNTY
PLANNING COMMISSION RECOMMENDING THAT USE VARIANCE
NO. 5993 COMPLY WITH THE STANDARDS RECOMMENDED IN
THE SUNSET BEACH-SURFSIDE STUDY.

NOES: None.
ABSENT: None.
