National Bank Building Huntington Beach, California Wednesday, December 20, 1967 BOARD MEMBERS PRESENT: John Mandrell, Sam Ferguson, Dick Harlow. BOARD MEMBERS ABSENT: None USE PERMIT NO. 67-45 Applicant: Dutch Haven Homes, Inc. To allow construction of a market in the C-4 Highway Commercial District. Located on the southwest corner of Warner Avenue and Springdale Street. Legal description on file in the Planning Department Office. The hearing was opened to the audience. John Horner, representing the applicant, explained the proposed request. He reviewed the suggested conditions of approval and agreed to them. There being no other comment, the hearing was closed to the audience. Board discussion followed. A MOTION WAS MADE BY HARLOW AND SECONDED BY MANDRELL TO APPROVE USE PERMIT NO. 67-45 SUBJECT TO THE FOLLOWING CONDITIONS: 1. Springdale Street and Warner Avenue shall be dedicated and fully improved to City Standards. Improvements shall include street trees, street signs, and street lights. 2. Street sections shall be determined by soil "R" value and traffic index. 3. Water supply shall be through the City of Hunting- ton Beach's water system. 4. Sewage disposal shall be through the City of Huntington Beach's sewage system. 5. The property shall participate in the local drain- age assessment district. 6. Preliminary and final soil repolrts s)gUll be ' submitted by an approved private soils engineer to the City prior to issuance of building permits. 7. The flood control channel shall be fenced to Flood Control District Standards. 8. All utilities shall be installed underground. 9. The water, sewer, and fire hydrant system shall be approved by the Department of Public Works and Fire Department. 12/20/67 Minutes: H.B. Fire alarm system conduit and appurtenances shall be installed by the developer at locations and to specifications provided by the Fire Department. 11. Off-street parking facilities including landscap- ing, arrangement, access, paving and striping shall conform to Article 979. 12. A masonry wall shall be constructed along the south bounchry line of the C-4 Zone. The height of said wall shall be such, that the top will be six (6) feet above the highest ground surface within twenty (20) feet of the common property line or a Division of Land shall be filed with the City and recorded splitting this property from the remaining property under the same ownership. 13. Approval of this Use Permit shall be for the market only and a plot plan shall show all paved areas. ROLL CALL VOTE: AYES: Mandrell, Ferguson, Harlow NOES: None ABSENT: None THE MOTION CARRIED. USE PERMIT NO. 67-44 Applicant: Robert Wilshire To permit a motorcycle sales and service shop in the C-4 Highway Commercial District. Located at 17091 Beach Boulevard. Legal description on file in the Planning Department Office. The hearing was opened to the audience. There being no one present to speak for or against the matter, the hearing was closed. The Board reviewed the proposed plot plan and suggested conditions of approval. A MOTION WAS MADE BY HARLOW AND SECONDED BY MANDRELL TO APPROVE USE PERMIT NO. 67-44 SUBJECT TO THE FOLLOWING CONDITIONS:, 1. Beach Boulevard shall be fully improved to City and/or State Standards. Legal description on file in the Planning Department Office. The Board reviewed the matter.
