HUNTINGTON BEACH BOARD OF ZONING ADJUSTMENTS

BOARD MEMBERS PRESENT: Sam Ferguson, Paul Cook,
Richard Harlow.
BOARD MEMBERS ABSENT: None.
AREA VARIANCE NO. 67-74
Applicant: Groth Chevrolet Company - continued
To allow storage and/or display
of automobiles within the front 50 ft. setback area in the
C-4 Highway Commercial District. Located on the northwest
corner of Beach Boulevard and Taylor Avenue. Legal des-
cription on file in the Planning Department Office.
The hearing was opened to
the audience.
Mr. Groth, the applicant,
addressed the Board, and stated his objections to the side
angle encroachment requirements as previously discussed
in the last meeting.
Mr. Fratto and Mr. Able, Beach
City Dodge, also asked various questions regarding the
side angle requirements.
It was noted by the Board that
the height limit of the passenger vehicles should not be
amended to read 7 ft. because the height of 6 ft. was
agreed upon by all department heads, Planning Commission
and City Council.
There being no other comment,
the hearing was closed to the audience.
A MOTION WAS MADE BY COOK AND
SECONDED BY HARLOW TO APPROVE AREA VARIANCE NO. 67-74
SUBJECT TO THE FOLLOWING CONDITION:
1. The applicant shall conform to Code Amendment No. 68-1.

C-4 Highway Commercial District. Located on the
west side of Beach Boulevard, approximately 1060 ft.
south of Ellis Avenue.' Legal description on file
in the Planning Department Office.
The hearing was opened to the audience.
There being no one present to speak for
or against the matter, the hearing was closed.

A MOTION WAS MADE BY HARLOW AND SECONDED
BY FERGUSON TO APPROVE AREA VARIANCE NO. 67-90 SUB-
JECT TO THE FOLLOWING CONDITION:
1. The applicant shall comply to Code Amendment
No. 68-1.

AYES: Cook, Ferguson, Harlow.
NOES: None.
ABSENT: None.
THE MOTION CARRIED.

Highway Commercial District. Located on the southwest
corner of Taylor and Beach Boulevard. Legal description

The hearing was opened to the audience.
There being no one present to speak for or
against the matter, the hearing was closed.

BY COOK TO APPROVE AREA VARIANCE NO. 67-91 SUBJECT TO
THE FOLLOWING CONDITION:
1. The applicant shall comply to Code Amendment No. 68-1.

CONDITIONAL EXCEPTION NO. 68-2
Applicant: Chrysler Realty
To allow storage and/or display of automobiles
within the front 50 ft. setback area in the C-4 Highway
Commercial District. Located on the west side of Beach
Boulevard, approximately 555 ft.± from the south line of
Heil Avenue. Legal description on file in the Planning
Department Office.

The hearing was opened to the
audience.
Mr. Turhall and Mr, Able, representing
the applicant, addressed the Board and stated that it will
be a great hardship on their company not to be able to dis-
play vehicles over 61 in height within the required site
angles. _
It was noted by the Board that they
would not have justification to approve this request because
it would set a precedent for other businesses.
There being no other comment, the
hearing was closed to the audience.

A MOTION WAS MADE BY HARLOW AND
SECONDED BY FERGUSON TO APPROVE CONDITIONAL EXCEPTION NO.
68-2 SUBJECT TO THE FOLLOWING CONDITION:
1. The applicant shall comply to Code Amendment No. 68-1.
ROLL CALL VOTE:
AYES: Cook, Ferguson, Harlow.
NOES: None.
ABSENT: None.
THE MOTION CARRIED.
COMMUNICATION: The Chairman read a communication
submitted by the Orange County Planning
Commission regarding Use Variance No. 5993 and also Use
Variance No. 6027, which would allow the construction of
_single family dwellings with attached garages having less
than the required width in the R4 "Suburban Residential"
District. Said requests also pertain to deviations to
the required setbacks.
The Board reviewed Use Variance No.
5993 and Use Variance No. 6027.
A MOTION WAS MADE BY HARLOW AND
SECONDED BY FERGUSON TO APPROVE COUNTY USE VARIANCE NO. 5993
SUBJECT TO THE FOLLOWING CONDITION:
1. The setbacks shall comply with the standards recommended
by the Sunset Beach-Surfside Study.
ROLL CALL VOTE:
AYES: Cook, Ferguson, Harlow.
NOES: None.
ABSENT: None.
THE MOTION CARRIED.
A MOTION WAS MADE BY FERGUSON AND
SECONDED BY COOK TO APPROVE COUNTY USE VARIANCE NO. 6027
FOR THE 19' WIDE GARAGE SUBJECT TO THE FOLLOWING CONDITION:
1. The setbacks shall comply with the standards recommended
by the Sunset Beach-Surfside Study.
