National Bank Building Huntington Beach, California Wednesday, March 13, 1968 John Mandrell, Richard Harlow, Sam. Ferguson None USE PERMIT NO. 68-7 Applicant: Huntington Beach Co. To allow the construction of a golf course maintenance building in the R-4-0 Multiple Family Residence District. Located as follows: generally bounded on the north by Garfield Avenue, east by Golden - west Street, south by Palm Avenue, and on the west by 38th Street. Legal description on file in the Planning Department Office. The hearing was opened to the audience. Bill Wren, representing the applicant, explained the request. He stated that this building is an appurtenant use to the golf course and will be located on a drilling island. He also stated that the building will not be detrimental to the surrounding area because there are no residential dwellings located within 300 ft. There being no further comment, the hearing was closed to the audience. Board discussion followed. A MOTION WAS MADE BY IA RLOW AND SECONDED BY MANDRELL TO APPROVE USE PERMIT NO. 68-7. ROLL CALL VOTE: AYES: Mandrell, Harlow, Ferguson NOES: None ABSENT: None THE MOTION CARRIED. CONDITIONAL EXCEPTION NO. 68-6 Applicant: Russell D. Jacobsen To allow an addition to a main dwelling to be constructed 3' from the rear property line in deviation to the required 10'. Located at 20161 Marina Lane, Huntington Beach and legally described as Lot 14 of Tract No. 4496.' The hearing was opened to the audience. Mr. and Mrs. Jacobsen, the applicants, explained the request to the Board. They 3/13/68 Minutes: H.B. It was noted by the Board that the Planning Commission set a policy to reduce the rear yard setback to 5' when abutting open land; there- fore they would not have the authority to reduce this amount. There being no other comment, the hearing was closed to the audience. Board discussion followed. A MOTION WAS MADE BY MANDRELL AND SECONDED BY FERGUSON TO APPROVE CONDITIONAL EXCEPTION NO. 68-6 FOR A 5' REAR YARD SETBACK RATHER THAN THE REQUESTED 3' FOR THE FOLLOWING REASON: 1. The Orange County Flood Control Channel is at the rear of the property. 2. Adequate separation will be provided. B rniece Woods To allow a division of land into 2 separate parcels located on the north side of Liberty Street, approximately 440 feet west of Beach Boulevard. Legal description on file in the Planning Department Office. The Board reviewed the proposed division of land. A MOTION WAS MADE BY HARLOW AND SECONDED BY MANDRELL TO APPROVE DIVISION OF LAND NO. 68-4. ROLL CALL VOTE: AYES: Mandrell, Ferguson, Harlow NOES: None ABSENT: None THE MOTION CARRIED. ADMINISTRATIVE REVIEW NO. 68-1 Applicant: Roger D. Slates To allow an Administrative Review for the purpose of permitting a wrought -iron fence in lieu of the masonry wall required under S. 9792.1.1, Off -Street Parking. Roger Slates, the applicant, explained the proposal. The Board reviewed the matter.
