BOARD MEMBERS PRESENT: Mandrell, Ferguson, Palin.
BOARD MEMBERS ABSENT: None
DIVISION OF LAND NO. 68-7
Applicant: Chrysler Realty Corporation
To allow a division of land into
2 separate parcels located on the west side of Beach
Boulevard, southerly of the intersection of Beach Boulevard
and Chrysler Drive. Legal Description on file in the
Planning Department Office.
The Board reviewed the proposed
division of land.
It was noted that this is a further
division of D.V. #66-21.
A MOTION WAS MADE BY MANDRELL
,AND SECONDED BY PALIN TO APPROVE DIVISION OF LAND NO.
68-7 SUBJECT TO THE CONDITIONS OF APPROVAL OUTLINED IN
DIVISION OF LAND NO. 66-21.

ADMINISTRATIVE REVIEW NO.;68-2
Applicant: Meine Construction,Company
To allow an administrative review
for the purpose of considering the construction of 4
model homes. Located south of Heil Avenue, west of
Springdale Street.
Mr. Middleton, representing
the applicant, addressed the Board and explained the
request.
Discussion followed regarding
access to the subject property. It was noted by the
Board that•the setback for straight -in garages would
have to comply with the ordinance requiring a 22'
setback rather than the 20' as shown on the plot plan.
A MOTION WAS MADE BY MANDRELL
AND SECONDED BY PALIN TO APPROVE ADMINISTRATIVE
REVIEW -NO'. 68-2 SUBJECT TO THE FOLLOWING CONDITION:
1. Garages entered from the street shall be setback
22 ft:from property line.

CONDITIONAL EXCEPTION NO. 68-9
Applicant: W. Rose
To allow a detached
accessory building to be constructed 4 ft. from the
rear property line in deviation to the required 5'
rear yard setback. Located at 16251 Duchess Lane,
Huntington Beach and legaIly described as Lot 32 of
Tract No. 5536.
The hearing was
opened to the audience.
Mrs. Rose, the
applicant, addressed the Board and explained the reasons
for the request. She stated that the slab and rough -
plumbing were installed when the swimming pool was
built. She also stated that the location of the slab
conformed to the ordinance at the time of construction.
It was noted by
the Board that a building permit was issued on the
rough -plumbing for the accessory building at the
time the swimming pool was constructed, therefore a
hardship would exist.
There being no
other comment, the hearing was closed to the audience.
Further Board
discussion followed.
A MOTION WAS MADE
BY MANDRELL AND SECONDED BY FERGUSON TO APPROVE
CONDITIONAL EXCEPTION NO. 68-9 FOR THE FOLLOWING
REASON:
1. The slab and plumbing have already been installed
and at the time of installation it conformed to
the ordinance, therefore sufficient hardship exists.

CONDITIONAL EXCEPTION NO. 68-10
ADAlicant: Deane Brothers
To allow a partially
enclosed patio structure to be constructed six feet from
the rear property line in deviation to the required 10 ft.
rear yard setback. Located at 8431 Atlanta Avenue and
legally described as Lot 5 of Tract No. 6105.
The hearing was
opened to the audience.
Don Nicolli,
representing the applicant, explained the reasons for
the request. He explained that this home was previously
used as a model.

It was the consensus of the
Board that this case should be continued for one
week to allow the Building Department.to check the
setbacks and'also the ordinance at.the time of -construc-
tion.
There being no other commen_t,,, -T- _
the hearing was closed to the audience.

AND SECONDED BY PALIN TO CONTINUE CONDITIONAL EXCEPTION
NO. 68-10 UNTIL APRIL 3, 1968 FOR THE AFOREMENTIONED
REASONS.

DIVISION OF LAND NO. 68-6
Applicant: Mercury Savings
To allow a division of land ,
into 2 separate parcels located on the south side of
Edinger Avenue, 346' east of Sher Lane, .ALegal descrip-
tion on file in the Planning Department Office.
The Board reviewed the proposed
division of land. It was noted that a division,of land
has been filed on the same parcel, but the parcel map
has not been recorded.
A MOTION WAS MADE BY MANDRELL
AND SECONDED BY FERGUSON TO APPROVE DIVISION OF LAND
NO. 68-6 SUBJECT TO THE.FOLLOW-ING CONDITIONS:
1. Edinger Avenue shall be dedicated and fully improved
to City Standards at the time each parcel is developed.
Improvements shall include street trees, and street
lights.
2. All streets shall conform to City of Huntington Beach
Standards. Master Plan of Arterial Streets -and
Highways Standards shall apply where applicable.
Street sections shall be determined by soil "R"
value and traffic index.
3. Water supply shall be through the City of Huntington
Beach's water system.
4. Sewage disposal shall be through the City of Hunting-
ton Beach's sewage system.
5. The property shall participate in the local drainage
assessment district at the time of development.
6. Preliminary -_and final soil reports shall be submitted
by an approved private soils engineer to the City
prior to issuance of building permits.
7. A plan conforming to the grading ordinance shall
be submitted to the Department of Public Works for
approval prior to issuance of building permits.

8. All utilities shall be installed underground at the
time of development.
9. The water, sewer,,and fire hydrant system shall be
approved by the Department'of Public Works and
Fire Department.
10. A xevised:plotphn shall be filed with the City and recorded.

COMMUNICATION: County Variance No. 6047
The Chairman read a communication
submitted by the Orange County Planning Commission
regarding the above variance.
The Board reviewed the variance.
A MOTION WAS MADE BY FEGUSON AND
SECONDED BY PALIN TO INSTRUCT THE PLANNING DEPARTMENT
TO WRITE A LETTER TO THE ORANGE'COUNTY PLANNING COM-
MISSION RECOMMENDING THAT USE VARIANCE NO. 6047 COMPLY
WITH THE STANDARDS RECOMMENDED -IN -THE SUNSET BEACH-
SURFSIDE STUDY.,'"', _
