National Bank Building Huntington Beach, California Wednesday, April 3, 1968 BOARD MEMBERS PRESENT: John Mandrell, Sam Ferguson, James Palin BOARD MEMBERS ABSENT: None MINUTES: The Minutes of February 28, March 6 and March 13, 1968 were accepted as transcribed by the Secretary. CONDITIONAL EXCEPTION NO. 68-10 Applicant: Deane Brothers To allow a partially enclosed patio structure to be constructed six feet from the rear property line in deviation to the required 10 ft. rear yard setback. Located at 8431 Atlanta Avenue and legally described as Lot 5 of Tract No. 6105. The hearing was opened to the audience, there being no one present to speak for or against the matter the hearing was closed. Board discussion followed — A MOTION WAS MADE BY MANDRELL AND SECONDED BY PALIN TO DENY CONDITIONAL EXCEPTION NO. 68-10 FOR THE FOLLOWING REASONS: 1. The structure can be made to conform to the ordinance. 2. There was not sufficient hardship shown. ROLL CALL VOTE: AYES: Palin, Mandrell, Ferguson NOES: None ABSENT: None THE MOTION CARRIED. CONDITIONAL EXCEPTION NO. 68-11 Applicant: Donald Anderson To allow a room addition to a main dwelling to be constructed 6' from the rear property line in deviation to the required 10, rear yard setback. Located at 6702 Carlow Drive and legally described as Lot 9 of Tract No. 4278. The hearing was opened to the audience. Mrs. Donald Anderson, applicant, addressed'the Board and explained the proposed request. She answered various questions asked by the Board. A MOTION WAS MADE BY MANDRELL AND SECONDED BY FERGUSON TO APPROVE CONDITIONAL EXCEP- TION NO. 68-11 FOR THE FOLLOWING REASONS: 1. The required 900 sq. ft. of open space will be maintained in the rear yard. 2. The rear yard of the subject lot abuts the side yard of abutting property with a 5' setback which projects beyond the requested addition. 3. This addition will not be detrimental to abutting property owners. ROLL CALL VOTE: AYES: Mandrell, Palin, Ferguson NOES: None ABSENT: None THE MOTION CARRIED.
