G. Williams To permit the waiver of -Section 9730.17 requiring the installation of a separation wall between professional zoned property and residential zoned property. Located at the southeast corner of Edinger Avenue and Wikiki Lane. Legal description on file in the Planning Department Office. The hearing was opened to the audience. Bob Williams, applicant, addressed the Board and explained the proposed request. There being no other comment, the hearing was closed to the audience. Board discussion followed. A MOTION WAS MADE BY HARLOW AND SECONDED BY FERGUSON TO APPROVE CONDITIONAL EXCEPTION NO. 68-14 ON THE FOLLOWING CONDITIONS: 1- A 6' high masonry wall shall side of Lot 2. ROLL CALL VOTE. A MOTION WAS MADE BY MANDRELL AND SECONDED BY HARLOW TO APPROVE ADMINISTRATIVE REVIEW NO. 68-5 SUBJECT TO THE FOLLOWING CONDITION: The paved walkway along Waraer,Avenue shall be preserved as a walkway to the satisfaction of the Department of Public Works. ROLL CALL VOTE: AYES: Harlow, Ferguson, Mandrell NOES: None ABSENT: None THE MOTION CARRIED. ADMINISTRATIVE REVIEW NO. 68-6 Applicant: Sheldon Pollack Corp. To allow a temporary on - site office trailer _during, construction of an office , , building. Located on the south side of Edinger Avenue, approximately 875 feet merest of center line of Beach Boulevard. Legal description on file in the Planning Department Office. _ The hearing was opened to the audience. George Frey, representing the applicant, addressed the Board and explained the request. He also stated the need for a temporary power pole. There being no other comment, the hearing was closed to the audience. Board discussion followed. A MOTION WAS MADE BY MANDRELL AND SECONDED BY FERGUSON TO APPROVE ADMINISTRATIVE REVIEW NO. 68-6 WITH THE PROVISION THAT A TEMPORARY POWER POLE FOR OVERHEAD SERVICE BE PERMITTED DURING CONSTRUCTION ONLY, AT WHICH TIME THE POLE SHALL BE REMOVED. ROLL CALL VOTE: AYES: Harlow, Ferguson, Mandrell NOES: None ABSENT: None THE MOTION CARRIED. ADMINISTRATIVE REVIEW NO. 68-7 Applicant: Springdale Shores Realty To permit the construction of a 32" high by 18' long wood screen wall in deviation to the required masonry -wall as required by Article 979 Off Street Parking. DIVISION OF LAND NO. 68-13 Applicant: Springdale Shores Realty To allow a division of land into two separate parcels located north of Bolsa Avenue, 150 feet east of Springdale Street. Legal description on file in the Planning Department. The hearing was opened to the audience. There being no one -present to,speak for or against the matter, the hearing was closed. Board discussion followed. A MOTION WAS MADE BY MANDRELL AND SECONDED BY HARLOW TO CONTINUE DIVISION OF LAND NO. 68-13 UNTIL MAY.,l, 1968, TO ALLOW TIME FOR APPLICANT TO SUBMIT A NEW PLOT PLAN TO CONFORM TO THE ORDINANCE. ROLL CALL VOTE: AYES: Harlow, Ferguson, Mandrell NOES: None ABSENT: None THE MOTION CARRIED. DIVISION OF LAND NO. 68-12 Applicant: Paul Calvo To allow the readjustment of lot lines between four separate parcels of land located on the southeast corner of Hamilton Avenue and Bushard Street. Legal description on file in the Planning Department Office.. The hearing was opened to the audience. Paul Calvo, applicant, addressed the Board and answered various questions about the request. Board of�Zoning Adjustments Wednesday, April 24, 1968 Page No. 4 A MOTION WAS MADE BY FERGUSON AND'SECONDED BY MANDRELL TO APPROVE DIVISION OF LAND NO. 68-12 SUBJECT TO THE FOLLOWING CONDITIONS: 1. Hamilton Avenue and-Bushard Street shall be dedicated and fully improved to City Standards at the time each parcel is developed. Improvements shall include street trees, street signs4 street lights and fire hydrants. 2. Water supply shall be through the City of Huntington Beach's water system at the time each parcel is developed. 3. Sewage disposal shall be through the City of Huntington Beach's sewage system at the time each parcel is developed. 4. The water, sewer, and fire hydrant system shall be approved by the Department of Public Works and Fire Department. 5. The property shall participate in the local drainage' assessment district at the time each parcel is developed. 6. Preliminary and-final.-so-il reports shall be submitted by an approved private soils engineer to the City prior to issuance of building permits. 7. All utilities shall be installed underground at the time each parcel is developed. 8. Fire alarm -system conduit and.appurtenances shall be installed by the developer at locations and to specifi- cations provided by -the -Fire Department. 9. A Parcel Maps,shall be filed with the City and recorded. 10. The Division of Land shall not be effective until an agreement is signed and recorded agreeing to the -condi- tions listed above.
