Wednesday, May 29, 1968 BOARD MEMBERS PRESENT: BOARD MEMBERS ABSENT: USE PERMIT NO. 68-15 Applicant: Stanley Fann MAn-drell, Ferguson, Harlow None To allow the construction of a shopping center in the C-4 Highway Commercial District. Located at the northwest corner of Springdale Street and Warner Avenue. Legal description is on file in the Planning Department Office. The hearing was opened to the audience, there being no one present to speak for or against the matter, the hearing was closed. Board discussion followed. A MOTION WAS MADE BY HARLOW AND SECONDED BY FERGUSON TO CONTINUE USE PERMIT NO. 68-15 TO JUNE'5, 1968 IN ORDER TO DISCUSS DRAINAGE PROBLEMS WITH THE APPLICANT. ROLL CALL VOTE: AYES: Mandrell, Ferguson, Harlow NOES: None ABSENT: None THE MOTION CARRIED. DIVISION OF LAND NO. 68-22 Applicant: La Cuesta Homes,'. To allow the readjustment of lot lines on`lots 1 through 7 and -lots 16 through 21 of Block B of Tract No. 876.-•Located on the north and south sides of Block B of Tract No. 876, approximately 1320 ft.,south of Atlanta Ave. and 660 ft-. west of Newland Street: The hearing was opened to the audience. Bob Galloway of Galloway& Assoc. , and Mike Jager, representing applicant, addressed the Board and stated that this request will readjust lot lines to conform to other -property lines in the block. DIVISION OF LAND ,NO,..68-,23 Applicant: Anacal-Engineering Co. To' allow- a'. division of land into 2 separate parcels located"on the north- east corner of Magnolia Street and Atlanta: Ave. Legal description is on file in the Planning Department Office. The hearing was opened to the audience. There being no one present to speak for or against the matter, the hearing was closed to the audience. ,Board discussion followed. A MOTION WAS MADE BY MANDRELL AND SECONDED BY HARLOW TO APPROVE DIVISION OF LAND NO. 68-23 SUBJECT TO THE,FOLLQWING CONDITIONS: 1. Atlanta Avenue and Magnolia Street shall be dedicated and fully improved to City Standards at the,time each parcel.is developed. Improve- ments shall include street trees, street'signs, street lights and fire hydrants. 2. Water supply shall be through the City of Huntington Beach's water system at the time each parcel is developed. 3. Sewage disposal shall be through the City of Huntington Beach's sewage_sys.tem.at'the time each parcel is developed. 4. The water, sewer,,and fire hydrant system shall ,be approved- by_ the Department_ of_ Public , Works and Fire Department. 5. The property shall participate in the local drainage assessment district at the time each parcel is developed. 6. Preliminary and final soil reports shall be submitted by an approved private soils engineer to the City prior to issuance of building permits. 7. All utilities shall.be.installed underground at the time, each parcel is,.developed. ; .. , 8. Fire alarm system conduit and appurtenances shall be installed by.the developer,at.loeations and to specifications provided by the Fire Department. -2- 5/29/68 Minutes: H.B. The Division of Land shall not be effective until an agreement is signed and recorded agreeing to the conditions listed above.
