ADMINISTRATIVE REVIEW NO. 68-11 Applicant: So. Calif. Edison Co. To permit the placement of overhead utility lines and one utility pole to service a 5 H.P. motor on an existing oil well. Located on the north side of Springfield St., approximately 200 ft. east of Hunting- ton Ave. Legal description on file in the Planning Depart- ment Office. The hearing was opened to the audience, there being no one present to speak for or against the matter, the hearing was closed. Board discussion followed. A MOTION WAS MADE BY COOK AND SECONDED BY PALIN TO APPROVE ADMINISTRATIVE REVIEW NO. 68-11 FOR THE FOLLOWING REASON: 1. It is a temporary use and conforms with criteria established for approving said use. ROLL CALL VOTE: AYES: Cook, McFarland, Palin NOES: None ABSENT: None THE MOTION CARRIED. CONDITIONAL EXCEPTION NO. 68-26 Applicant: J. B. Benoit To allow a garage to be constructed 1416" from the front property line in deviation to the required 22 ft.'setback. . Located at 6502 Corrine Circle and legally described as Lot 38'of Tract No. 4746. The hearing was opened to the audience. J. B. Benoit, applicant, addressed the Board and answered various questions. the hearing was closed. There being no further comment, Board discussion followed. A MOTION WAS MADE BY MCFARLAND AND SECONDED BY COOK TO DENY CONDITIONAL EXCEPTION NO. 68-26 FOR THE FOLLOWING REASONS: 1. Planning Commission has established criteria by which garage setbacks may be reduced at time of initial construction only. ROLL CALL VOTE: AYES: Cook, McFarland, Palin NOES: None ABSENT: None THE MOTION CARRIED. USE PERMIT NO. 68-19 Applicant: Marion Batt To permit the use of a commercial building for a take-out pizza restaurant in the C4 Highway Commercial District. Located north of Edinger Ave., approximately 200 ft. east of Edwards St. Legal description on file in the Planning Department Office. The hearing was -opened to the audience. Norbert Waters, represent ing the applicant, addressed the Board and questioned the conditions of approval regarding underground utilities and access easements. There being no further comment, the hearing was closed. Board discussion followed. A MOTION WAS MADE BY COOK AND SECONDED BY PALIN TO APPROVE USE PERMIT NO. 68-19 SUBJECT TO THE FOLLOWING CONDITIONS: I. Water supply shall be through the City of Huntington Beach's water system at the time said parcel is developed. 2. Sewage disposal shall be through the City of Huntington Beach's sewage system at the time said parcel is developed. 3. All utilities shall be installed underground at the time said use is developed. 4. Off-street parking facilities shall conform to Article 979. S. All out9ide lights shall be directed away from any residential areas. 6. Agreement to be filed with Planning Department for adequate access across driveway easement on parcel 2 to required parking on rear of lot. -2- : " J Minutes: H.B.
